Why in the world would you tell people around you not only that you have made an offer on a house, but even worse, why would you give out the details?
Someone asked me for some real estate advice yesterday which I am normally happy to give out, especially if I think it might land me a new client.
However, it turns out that I was asked some advice that would pertain to an offer that is in conflict with one that I have in.
Luckily, I asked first which property this advice pertains to since all properties have some problems that might influence a transaction. NOT ALL PROPERTIES ARE ALIKE.
No, this was not the offeror who asked me, but an acquaintance of that person.
The minute I realized that it was a property that I had been asked to make an offer on on behalf of a client of mine, I told this "acquaintance" that I could not tell her anything. THAT THERE WAS A CONFLICT.
AND I SHUT THE CONVERSATION DOWN RIGHT THERE AND THEN FROM MY SIDE.
The problem is, I can't "unhear" information and I can't ignore it, I will have to act on it. After all, information that is "out on the street" is not confidential and I do not owe the other offeror confidentiality. I really hate to be put in that position!!!
SO TODAY I NEED TO ACT ON THAT INFORMATION.
