Princeville Kauai condo / house update for Nov 2nd to Nov 8th

Aloha,

There are always things happening on Kauai’s North Shore, the latest being the creation of the North Shore Shuttle Service. The goal of the shuttle program is to reduce traffic on the North Shore and enhance visitor experience. The first roll out provided service from Princeville to Hanalei, with a followup to provide service to Haena. The service operates from 9AM – 9PM and is offered initially at $2 for visitors and $1 for locals. Information on the shuttle can be found on the Kauai.gov website

New Listings:

Villas on the Prince 13 is priced at $739K and was purchased for $525K in 4/02. This townhome was previously listed for $739K from 11/13 to 4/14. Ka’iulani 49 sold for $1.050M in 9/13 and came on the market this week priced at $1.249M.

End unit single level Puamana 2A is listed for $385K after selling for $450K in 1/05. This condo was previously listed from 3/08 to 10/08 starting at $535K and reducing to $515K.

Back on the Market:

Puamana 1D expired 11/5 and returned quickly to the market with a lower price of $415K down from $425K. The prior sale was for $345K in 8/03.

Contingent:

As expected, Hale Honu 1B flew into escrow in a record 3 days while listed for the very low price of $255K. This one owner unit was purchased for $60K in 5/84. Top floor Pu’u Po’a 407 went into escrow in record time, only 9 days, priced at $1.295M. The last sale was for $285K in 12/95.

Sales:

Free standing Paliuli 4 sold for $420K cash while listed for $475K. This one owner unit was purchased in 7/77 for $110K.

Price Changes:

As noted above, Puamana 1D went from $425K to $415K. Sealodge C1 was price at $529K, reducing to $495K this week. The sellers bought this condo in 7/99 for $195K. Hanalei Bay Villas 13 made a nice reduction from $750K to $690K. The townhome sold for $235K in 5/99.

New Listings:

After selling just months ago in 6/14 for $825K, 5081 Napookala is back on the market with a new higher price of $975K. It says there is new paint, new carpet and new bamboo flooring, all for a price increase of just $150K.

Contingent:

Two story 4914 Emmalani moved into escrow in 30 days with a list price of $1.150M. The prior sale was for $980K in 12/09.

4225 Kekuanao’a took only 60 days to find a buyer priced at $3.250M. The prior sale of this Hanalei Bay View home was for $870K in 10/11.

Under Contract:

4231 Kenkuanao’a was listed at $1M with the sale to occur via Auction. It is now under contract with an increased price of $1.617M. The home sold for $658K in 7/93.

Price changes:

4123 Kelualike is now priced at $748K, down from $798K. The home last sold for $260K in 1/98. 3670 Albert, which last sold for $1.125M in 1/07, reduced from $1.025M to $999K. As noted above, 4231 Kekuanao’a increased in price from $1M to $1.617M as it went under contract.

The final bit of news for this week comes to me via the coconut wireless. I heard from several different sources that the Tavern Restaurant and Prince Course are closing at the end of the year. This is unfortunate as I personally like the Tavern as do many of my friends. The word is that the golf course will be closed for 2 years for renovations and will re-open as a private course. A golfer friend mentioned that membership would be similar to a timeshare, that is, once you buy in you can play golf at numerous courses that are also members of the “club.”

I don’t normally mention things unless I know they are factual, but in this case, those providing the info were in a position to be “in the know.” Keep in mind, this is via the coconut wireless, but I’d be very surprised if we don’t see some announcement about this in the near future.
