For Sale Purcellville. Agent Preview for Relocating Buyers Reveals The Best and The Worst.
There are about 15 homes listed for sale in the price range. Narrowing them down to the best of the best means previewing the exteriors. That was the task yesterday.
Many of the homes in the target price range, $400,000 to $700,000, were on acreage. Acreage means cutting a good deal of grass, a chore or expense, that these buyers clearly stated they don't want to do. Homes like the above in a community with 3+ acres, is acceptable if they love the house.
Some of the homes were older, meaning higher expenses for maintenance and replacement of systems. Another thing the buyers clearly don't want.
So, after a full day of previewing, I'm down to five (5) homes. We can easily tour five home in a day. That gives us time to devote time in each property to be confident that they're making a good buying decision.
Of course, we'll do a drive by on all of the top 10 homes, but it's rare that, given the time constraints, they'll want to see more. Of course, I could be wrong but no matter, we can handle it.

My goal in selecting the homes to show is the narrow the list to the best of the best in the target price range.
When a pre-approved buyer family, with a baby, is here for only a day, narrowing the list brings us closer to making an offer.
