It's easy to understand your local new home market by how easy is it to locate new homes in inventory.  A lack of inventory indicates a vigorous new home market.  On the other hand a large selection of homes at various states of construction in inventory would indicate a slow market.
                       
New home inventory may be either "spec" homes that the builder constructed inticipating selling that home to a qualified buyer.  Agents who work with relocating buyer clients show these "spec" homes along with resales since the build-out and closing time is usually less than 60-90 days. 

Or new home communities may have only to-be-built homes for sale.  These homes give buyers the opportunity to make more selection of options available.  You can come close to buying a custom home when you have the opportunity to select the;

home site (lot),
exterior style (elevation),
exterior materials (siding, brick, etc.),
interior flooring,
kitchen appliances (standard or upgrade),
master bath features,
deck (many builders do not offer decks)
and much more.

Most buyers agents are interested in helping you maximize the value of your new home investment.  A new home that the original buyer loaded with costly features and upgrades may take many years before the owner can sell that home and not lose money.  If the market
for a community is $500,000, a home that the owner paid $500,000 for new, will cost that owner out of pocket to sell.

There are many considerations when buying new construction.  Working with an experienced buyer's agent will help you for many years to come.

Lenn: There must be optimism if builders start construction on homes that haven't been pre-sold. Either that, or they have no choice in which case you, the agent, can negotiate well for your buyer. Knowing your market is paramount to getting the best deal for your client, and you do that.

Lenn Harley I am happy to report that the builders in our rural market are getting excited again about building spec homes.  Many builders got stuck with homes when the market crashed and they are being very conservative these days which is not necessarily a bad thing!

 Hella.  Many builders who are well financed will build to spec in this high volume area.

Cindi.  I'm not sure that our market really crashed.  Volume was a tad lower but still sold.

Lenn, I am currently looking with a couple to purchase a fairly new home or one currently under construction. Making sure they will have sellability down the road is oh-so important and buying high in today's market is not an option. Thank you for the post!

Lenn - great primer on considerations - the most important of which is to work with a buyers' agent. I have spoken with so many people who either didn't get the deal they could have - even though the builder says no price changes - or get appliances that they could have - if only they would have called a buyers' agent.

I, too, have this on my list of things to do during the 1st quarter of 2015.  Thanks for bringing up some good points and it's good to see by the photo you picked that some builders actually care, which is not always the case.

It's very helpful and beneficial for buyers to have their own buyer's agent, even with new construction, or especially with new construction.  A good, local agent knows the inventory, product AND builders!

Susan.  Indeed.  One thing is for sure.  It never hurts to make an offer.  Get the process going.

Leanne.  I love that photo.  I sold a number of homes by that builder and they were top notch.

Carla.  Indeed.  Knowing the builder's rep is helpful too.  I love to go in a builder's sales offer and know them by name.  Buyers are impressed.

Lenn, builders here are building spec homes but they are selling faster than they can get them out of the ground. Nocatee is the 5th fastest growing community in the country, or example.

In our area unfortunately there are not alot of new construction homes that are viewable as they are on the MLS but a good portion of them (there are many) have not been started so it is hard quite often for buyers to visualize.

Sharon.  That's fabulous.  Our new home market isn't that fast, but it's moves.  I see new communities selling out.

Debbie.  Some markets just cannot sustain spec homes.  That's good news for buyers who can buy from a floor plan.  Some just can't.
