It’s been a mixed bag this week as far as weather goes, more so than usual. Big surf was a visual treat for all as well as some epic blue sky, cloudless days. All of that changed on Saturday when the cold front and rain they’d promised arrived. Still cool on Sunday but at least the sun is starting to shine through.

 

As for as real estate, it was also an epic week for condos, with many new listings, two contingencies and four sales. Throw in a price change, expired and withdrawn units and you’ll see there was quite a bit of activity:

New Listings:

 

Villas on the Prince 33 last sold for $555K in 8/03, and is now on the market priced at $669K. Also new is Kaiulani 70 with a list price of $835K. The previous sale was for $665K in 5/12.

 

One of the developer’s remaining Kaiulani units, #7, is back on the market priced at $1.399M. It’s been priced as high as $1.995M from 3/08 to 12/08.

 

Sandpiper 128 is new to the market since selling as a bank owned property in 7/11 for $214,900. It is priced at $360K.

 

Priced at $369K, Paniolo 104 is now listed after selling for $185K in 6/13 as a bank owned property.

 

Pali Ke Kua 133/134 sold in 12/91 for $275K and is now listed for $720K.

 

Contingent:

 

Hale Honu 7B, a 2 bedroom unit, went into escrow priced at $252K after selling for $58,500 in 2/87. Short sale fixer Mauna Kai 1A found a buyer after only 56 days while priced at $399K. The seller bought this condo for $539K in 3/05.

 

Sales:

 

Villas on the Prince sold for $650K cash with a list price of $669,900. This townhome sold previously for $725K in 3/05. Kaiulani 49 sold for $1.124M cash while listed for $1.150M. The seller purchased this townhome for $1.050M from the developer in 9/13.

 

Hale Moi 117 closed at $425K with a list price of $439,750. The purchase price of this condo previous to this sale was $109K in 6/99. Pali Ke Kua sold for over asking at $545K with a list price of $539K. The seller purchased his condo for $500K in 10/04.

 

Expired:

 

Cliffs 7201 expired while priced at $530K after 363 market days. This ocean view condo sold for $655K in 8/05.

 

Withdrawn:

 

The developer’s Kaiulani 3 was withdrawn while priced at $1,349M after 199 market days.

 

Temporarily Withdrawn:

 

Plantation 1012 was withdrawn while priced at $520K after 83 days on the market. This unit sold for $420K in 10/12.

 

Price Changes:

 

Villas on the Prince 33 came on the market showing a price change from from $669 to $669K obviously a mistake in input. Puamana 8D, which sold for $80K in 8/87 as a leasehold, converting to fee simple in 10/00 for $35,700, is now priced at $330K, down from $340K.

 

Sealodge D5 is now at a new increased price of $449,500 up only $500 from the prior price of $449K. Maybe this is the seller’s lucky number. The seller purchased this unit for $435K in 7/13.

 

Plantation 1021 reduced from $619K to $599K. The seller purchased this downstairs 2 bedroom condo for $523,993 from the developer in 12/05.

 

Hanalei Bay Resort 4204/5/6 reduced to $989K from $995K. The seller bought this unit in 4/05 for $1.064M.

 

Now on to your Princeville Kauai single family home update which saw very little activity, especially when compared to all that went on in condos this week:

New Listings:

 

4036 Kaikioewa Place returns to the market at a new low list price of $1.090M, down from the $1.250M list price it carried while on the market from 10/12 to 12/13. This home was purchased for $930K in 2/12.

 

A newcomer to the MLS is 3683 Albert, priced at $1.795M. This is the first offering of this single level Plantation style home which last sold as land in 8/09 for $325K. The home was built in 2010.

 

Back on the Market:

 

3695 Kaweonui, which expired on 12/25 priced at $999,999 is back on the market at the same price. The seller bought this home as an REO in 10/09 for $575K. Also returning to the market is 5331 Honoiki, which unfortunately fell out of escrow. The list price is still $1.449M. The prior sale was for $762,500 in 1/11.

 

Price Changes:

 

3841 Haulani reduced from $748,999 to $719,500. This home sold for $775K in 2/07.

 

Hard to believe that there is only one more week in January and then we’ll be on to the second month of the New Year. Overall, sales are W-A-Y off from last year with only 47 reported as of today, Sunday. The number to beat is 82 which is what Jan 14 posted. Sad to say, I don’t think we’re going to come anywhere near that number. I guess instead of starting the year off with a BANG we’ll have to change strategy and plan on gaining momentum as we progress.
