Princeville Kauai condo / house update for Jan 25th to Jan 31st

Aloha from Princeville, Kauai!

 

We ended January (already) with 65 sales for the month. This is 21% less than the 82 sales of last January and down 18% from the 79 in Dec 14.

 

Although it sounds bad, on second look we are actually up on single family sales Island wide, with 20 reported last Jan 14 and 32 this Jan. The big loss was in land which went from 28 sales last Jan to 6. Condos also took a dip going from 33 to 25 comparing Jan 14 to Jan 15.

 

As far as the Hanalei Zone (which includes Princeville) is concerned, we are actually up from 5 single family home sales last Jan to 11 sales for Jan 15, while condos held steady at 10 sales for both.

 

Looking at Dec 14, there were 35 home sales Island wide, 13 of which were in the Hanalei Zone so we are only down 2 when looking at the 11 sales posted in Jan 15. Condos are up by 3 with 7 sales Dec 14 compared to the 10 that Jan 15 posted. So, it’s actually a better picture than it appears at first glance. Here is your update for this past week:

New Listings:

 

Emmalani Court 421 is back on the market priced at $595K. This upstairs unit was purchased for $660K in 6/05. Previous listings were from 8/10 to 8/11 for $550K and again from 9/13 to 12/13 for $615K. Nihlani 20B is fresh on the market priced at $629,900 since selling from the developer for $689,290 in 9/06.

 

Contingent:

 

Kaiulani 19 took only 43 days to attract a buyer while listed for $2.250M. The prior sale was from the developer in 11/07 for $2,625,440. Sandpiper 128 wasted no time in going into escrow, doing so after only 8 days while priced at $360K. The seller purchased this vacation rental for $214,900 as a bank sale in 7/11.

 

Sales:

 

Two Sandpiper units closed this week: unit 134 sold for the list price of $309,900 after being purchased by the seller for $485K in 7/05. Sandpiper 123 was listed for $349K and sold for $342,500 cash. The seller purchased this condo in 3/11 for $251K.

 

Hanalei Bay Villas 13 closed for $645K cash while listed for $690K. The prior sale was for $235K in 5/99.

 

Expired:

 

Hale Honu 6A expired after 142 days priced at $349K. It was purchased for $355K in 2/04.

 

Withdrawn:

 

Plantation 1012, with a list price of $520K, was withdrawn after 83 market days. This downstairs condo was purchased for $420K in 10/12.

Contingent:

 

4066 Aloalii, which last sold as land in 8/03 for $325K, went into escrow priced at $1.325M after 244 market days. The home was built in 04. Priced at $1.090M, 4036 Kaikioewa Pl wasted no time in finding a buyer, doing so in only 9 days. The property sold for $930K in 2/12.

 

Sales:

 

4001 Aloalii sold for the asking price of $1.395M after 136 market days. This home was purchased for $1.450M in 7/08.
5068 Napookala Circle sold for $1.250M cash while priced at $1.195M. The prior sale was for $190K in 2/99. The home was built later that year.

 

Under Contract:

 

5340 Honoiki is now under contract priced at $1.199M. This 4 bed / 3 bath golf course home sold for $500K in 5/01 and should be closing shortly.

 

Expired:

 

4161 Kamalani Lane expired after 439 days while priced at $985K. It sold previously for $260K in 3/99 as a bank sale.

 

Price Changes:

 

Golf course 4555 Emmalani formerly priced at $1.375M is now $1.350M. This home also has a pool and last sold for $600K in 6/02.

 

Although it looks like were off to a slow start, there is still a good deal of interest in Princeville condos and homes. The key to selling is proper pricing. Buyers are more educated, marketwise and informed than ever before. Basically, they are looking for value for their dollar and if your home does not provide that, they will move on to others until they find one that does.

 

On the other side, buyers must be prequalifed before shopping. I’ve talked to far too many clients who express champagne taste but when sent to a lender, come back with a beer budget. There’s no good or bad in either – but knowing yor purchase power is key to obtaining the house of your dreams, or in buying one that can be turned into your dream home.

 

A good realtor is able to provide you with the names of reputable lenders and can be the eyes and ears in your search. Too many buyers think they can “do better” by avoiding being “trapped” by a realtor and instead prefer to remain independent going from open house to open house.

 

The flaw in that is that you will never get first crack at the hot new listing because it will be in escrow by the time you discover it, thanks to agents that know what their clients want and notify them immediately when the right listing appears. Don’t be left out in the cold, get a good agent, get prequalified and start shopping!
