One of the more popular searches that we are seeing on our brand new Property Search Tool is for houses that are priced between $200,000 to $400,000 dollars.
While I cannot say for sure why this wide price range is so popular, I think it might have something to do with near-historically low mortgage interest rates.
You see, Tallahassee's median house price is right around $165,000, but today's interest rates allow a buyer to have the nearly double the house while keeping the monthly mortgage payment the same (as when interest rates were "normal").
That's right, low interest rates mean you can get a whole lot more house for the money, and that (I believe) is why we are seeing so many homebuyers search for houses priced between $200,000 and $400,000.
So where do you think they are buying?

The following real estate graph shows where homebuyers purchased the most $200K to $400K houses in Tallahassee over the past year.
Southwood lead the way with 150 houses sold with an average price of $313,924 and an average house size of 2,215 square feet.

The next most active neighborhood was Killearn Lakes Plantation which sold 135 houses at an average price of $199,571 and delivered an average house size of 1,786 square feet. Killearn Estates recorded 128 house sales with an average price of $226,733 and the average house size was 2,181 square feet.
Bull Run recorded 69 house sales at an average house price of $310,575 and 2,176 square feet while Piney Z had 47 houses sold for an average of $203,129. Next on the list was Golden Eagle Plantation which sold 39 houses with an average sales price of $441,194.
