If You're Not Going to Use a Showing Center, Answer the Dang Phone!

Today, I had a very busy day scheduled; 24 homes in all. I know, who sees 24 homes in one day? No one in their right mind. But who said I was in my right mind?

Okay back to the story. Anyhow after looking at nine homes and driving through four other neighborhoods where homes got axed before even seeing (new construction), we decided to stop for lunch and re-group.

During that time, these out-of-towners, only in for the day, decided to focus their attention on one neighborhood visited earlier in the day. They decided they needed to see every home available priced up to $575K. That meant an additional ten homes.

While the buyers ate lunch, I started making calls to schedule appointments. I was successfully able to schedule five but the other five required appointments be made through the listing agents. Do you see where this is going?

I left messages for these agents. I explained that I had out-of-town buyers who were buying today. Only one of the five agents even bothered to call me back. What were these agents thinking? It's a Saturday people. Buyers are out looking at homes. If you're not going to use a showing center, then answer the dang phone!

I suspect I'll get a call from these agents in the next day or two. Too late. A decision has been made and it didn't include your seller's home because you didn't answer your phone. I wonder what the sellers would think if they knew that their home wasn't shown?

If you're not going to use a showing center, answer the dang phone!

Tammie,  What a pain this would be.  Almost everybody in the Denver Metro Area uses Centralized Showing Services.  I love it because I can jump online and schedule all of my showings.  I get the email with showing instructions and lockbox codes on my phone so I can jump in the car and be ready to show.  Dumb listing agents.

Yes, the most frustrating of all!  And by the way, Tammie, I need a nap after reading your post...the thought of showing 24+ houses in one day is exhausting!  Kudos to you!  I hope your clients put in an offer

Tammie White ... your point is well made for many providing services within our industry.  Time is of the essence.  If you're not serious about facilitating business (either thru personal efforts or Showing Center), then perhaps you're in the wrong business.  If you can't get the phone answered during real estate business hours ... find a way to get it answered/covered.  Fairly simply done ...

Tammy, I love it when they call back the next day to beg you to go back with your buyers!  By the way, many of them will reply to a text a lot faster than a voicemail.

In this age of instant everything, why a service would not be used is beyond me on most listings.  I understand for special types of properties but agreed - answer the phone.

I know I can't be there to answer calls for showings, which is why I go with the local Northern VA custom of having agents contact the sellers directly for showings.

This is precisely why it's insane not to be using a showing service these days! As listing agents we need to be doing everything we can to get our clients' properties sold--and that includes making it easy to set up appointments to show.

You all would not like selling Homes in Homer Alaska.... for our Sellers we need to make appointments and most want a days notice... last minute showings rarely happen  and  I have no idea what a showing service is ...

It's amazing, Tammie, but I hear this all the time.  "Hey!  Someone actually answered their phone!"  I don't know how anyone's business can survive if they don't answer their phone.  Don't get me started about returning calls.   Are we pursuing a career or a hobbie?!
