The total Stoughton MA home sales for 2014 ended lower than the previous year. However, that is not the case for the beginning of 2015. According to the January 2015 Stoughton MA Home Sales Report, prices increased slightly while sales remained steady.
The MLS Property Information Network reported that a total of 16 Stoughton MA homes were sold in January 2015. That is the exact same amount that were sold at the same time last year. It also ties for the highest total homes sold in January over the last five years. A two bed, one bath, 1050 square foot Cape-style home was purchased for $160,000. Another fortunate Buyer was able to buy a nine bed, four bath, 4455 square foot split entry home for just $488,000. As you can see, Stoughton MA homes remain quite affordable for Buyers.
The average sale price of a Stoughton MA home sold in January 2015 was $270,025. This was just 2.7% higher than January 2014. The most popular price point for Stoughton MA homes continues to be within the $250,000 to $299,999 range. The average time a home was on the market before receiving an offer was 66 days, which was significantly higher than the 38 day average in January 2014. The list price to sale price ratio increased slightly from 95% last year to 96% last month.
What does this all mean for the Stoughton MA Buyer? Prices may have gone up, but only slightly. They are still much more affordable than nearby Canton or Milton. Mortgage interest rates remain just below 4% for a 30 year fixed-rate mortgage and right above 3% for a 15 year fixed rate.
