Your home is going on the market.
Who will buy it?
Your home is about to become a product. One of many houses buyers will be visiting as they search for their next home. Just like any other product it needs to be marketed. You have to decide if you want to engage a Realtor or dive into the FSBO market. Personally I'd hire a Realtor for their knowledge of the local housing market, their connections and the level of exposure they bring.
No matter which route you go, your home needs to be prepared for sale. That means tailoring your home's appeal to attract buyers.
Will your buyer be:
- buying their first home?
- looking for a family home?
- searching for a bigger home?
- downsizing?
- here for a short time until their company transfers them again?
Which type of buyer do you prepare for and how? The truth is that the wider the appeal of your home the better your chances of quick successful sale.
A home that is in 'move-in' condition appeals to a broad section of the market. This means the buyer can move in, put their things away and live comfortably without making changes. IF they plan to make changes the buyer knows the house will be fine while they save.
Your home should appeal to more than one type of buyer.
A small home should show that it is perfect for the first time home owner. It should also appeal to a single parent. Someone who is downsizing needs to know that they can move in and not have to give up their lifestyle or special pieces.
That family home needs to show off wonderful bedrooms for children as well as a great master. Highlight play areas or computer space for studying.
For the buyer moving up, highlight the features of a home full of light with great traffic flow and spacious rooms.
The company transfer buyer wants to keep their lifestyle and know that your home is move-in ready. They also want a home that will sell easily when they get transferred out of the area.
It can be hard to look at your home as a product. Get an objective opinion from a Staging Professional. Their consult will help you prepare your home for the types of buyers most likely to visit your home.
