and 2015 Mid-Year Update
This is a recap of Chapman Woods homes for sale along with report of properties currently in escrow and sales for the first six months of 2015 with a comparison to the same period in 2014. Statistical information in this report has been gathered from our local multiple listing service (mls) and may not include all transactions in the community.
Chapman Woods is a neighborhood located in unincorporated Los Angeles County with a Pasadena address in zip code 91107. It is located near major freeways and the Gold Line light rail station at Sierra Madre Villa. There are numerous shopping, dining, entertainment, recreation and cultural options nearby either in Pasadena or Arcadia.
The neighborhood consists of 462 homes according to the community website which has a strong block representation.
There are regular get togethers and a quarterly newsletter. A variety of architectural styles can be seen on the tree-lined streets of Chapman Woods.
The general boundaries of the area are Rosemead Boulevard to the east, north of Huntington Drive, south of Del Mar Boulevard and the SCE right-of-way on the west. Lot sizes in the southern portion of the neighborhood can be quite large(as are the homes) often in excess of one acre.
There are currently four Chapman Woods homes for sale ranging from a list price of $1,038,000 to $2,499,000 with an additional four properties in escrow. For the January through June period this year, there have been twelve mls-reported closed sales ranging from $643,000 to $2,008,000 with an average sales price of $1,233,833(median sales price $1,205,500). They sold at 101.15% of last list price and for $548.17 per square foot on average.
In the same six month time period in 2014, there were eleven mls-reported closed transactions. They ranged in sale prices from $805,000 to $3,499,000 with an average sales price of $1,621,364(median $1,060,000). The average sales price was 108.14% of last list price with an average price per square foot of $550.26.
With a relatively low number of sales, average and median comparisons can be a bit misleading especially when there space here is limited. One thing remains a constant - inventory of Chapman Woods homes for sale continues to be quite low in 2015.
