Evidence of kids – Back packs, beach towels, and Legos oh my!  Whatever your lovely children scatter about the house, while you’re trying to reel in a qualified buyer, will torpedo your marketing efforts.  Have a plan for the storage of all of your children’s play things, so that your prospective home buyers can see the true potential of you Mission Viejo house, without having to mentally erase all the kid-stuff.  Not to mention avoiding tripping over them.  Certainly have a plan for sand removal, every single time the kiddos come back from the beach. As well as wet salt water towel smell removal. The dank reek of middle-schooler binge watching "Orange is the New Black" for 24 straight hours requires a whole different level of remediation.Cute Dog

Evidence of pets – You know what’s coming.  See no pets, feel no pets, smell no pets.  You have to remove any evidence of your pets from your house on a daily basis.  Who’s on back yard poop pick up?  Who’s on kitty litter box rotation?  Who’s cleaning the fish tank?  Who’s removing the dog hair from the couch and the carpet?  Who’s Swiffering the hard wood floors, vacuuming the carpets, and mopping the tiles to eliminate any evidence of pet hair? You have to have a plan!

Evidence of cooking – you must remove any evidence of preparing food in your kitchen while your Mission Viejo house is for sale.  This includes the sight of pots, pans, or plates in any other position than in the drawer or cabinet where they belong.  It also includes the smell of any food that was recently prepared and consumed in your house.  Garlic is the most recurring offender in this category.  Consider making a pact with your family that you will be a garlic-free kitchen up until the day the moving truck arrives to whisk away your belongings. Then celebrate your release from the pact by buying the moving and packing team garlic-loaded pizza for lunch.  And order enough for you and your family, of course.

Consider going on a chocolate chip cookie binge for the time it takes to sell your Mission Viejo house.  You may want to consult your physician before embarking on the cookie binge, but the prospective buyers will love the smell!
