After completing a full color listing presentation, I headed to the appointment with a Detailed Marketing & Advertising Strategy specific to the property.

It included:

    1. Blogging on Activerain
    2. Posting to Real estate sites
    3. MLS mass emails
    4. Virtual tour
    5. Board tour feedback
    6. Client Testimonials
    7. Samples of Full Color Flyers
    8. Professional photography

 

The best part about the listing appointment was that I nailed it! The owners told me so. I was feeling very confident at this point.  The next day, I shoot a quick message over asking if there were any questions or if they had made a decision yet to show that I communicate well and also follow up.

 

No decision yet. But then get this message a day later. "I'm sorry...I really appreciate your helping us in making our decision and if it is any solace to you we were going to go with you until...." Which proves there is nothing certain in business until you get the commitment in writing

True that. I hit hard and I know that agents will always under sell me by cutting commission. I say to my clients...if you cannot pitch the product the only thing you can do is cut the price! I am about top dollar not lowest commission!

Wanda Kubat-Nerdin It happens all the time and there is no 'rhyme or reason' to what goes through peoples' minds. Rest in knowing that you gave them a top-notch presentation and most likely, the other agent over-priced the home and it will never sell for that price. Who know; you might get a second shot at it somewhere down the road...if you even want it then.

This was the exact same thing that happened to me two weeks ago Wanda. The sellers told me that my presentation was fabulous and they would definitely be following up with me when they were ready to sell. Then I got the email that they decided to go with another agent because the agent lived in their subdivision. On to the next one!

I do appreciate that Barbara Todaro. She told me her husband pressured her to go with another agent.
