Why Agents Might Want to Rethink Listing Presentations

Way-back-when, I was taught that if you went to a seller's home to discuss listing that home, you needed to haul over a gigantic listing presentation package to appear impressive and knowledgeable. These listing presentations are generally a big book filled with charts and numbers, information on the listing agent and if you don't have any track record to use for yourself, then promote your Sacramento brokerage instead.

Razzle dazzle was the name of the game.

One day a seller grabbed my listing presentation package and threw it across the floor. He said: don't show me pictures, explain what you're gonna do. That was a rude awakening and a rude approach. But he was absolutely correct. I did not need a crutch to talk to anybody. Because that's exactly what it is, a crutch. And from that day on, I changed how I do my listing presentations.

Elizabeth, the last three presentations I did were just me answering questions and explaining how I list and sell homes. No charts. No numbers. It's about making the connection. I do bring a CMA to discuss price and the market.

Sometimes I have the CMA on my iPad but often I don't, we tend to discuss price via email and on the phone before I ever meet up with them, but it certainly sounds like you and I have the same approach, Kathleen.

Okay you need to send them names.  I DO NOT want to hire those people and I'm thinking of getting a new site next year.  

And you are going to LOVE this... a few months ago I was recruited by a "franchise" and one of their "look what we offer" things was a big giant book lisitng presentation. LOL  I was sitting in that meeting thinking "lame" to myself and glad to get back on the plane and come home.  It was a nice steak dinner though.

You'll be safe not to go out of state, Tammy. Find a web designer in Georgia. There are plenty of reputable firms in your area, and you'll be keeping your tax dollars and your sanity in Georgia.

Good morning Elizabeth.  Back in the day when I first started we also carried those books and a canned script.  I quickly found out it did not work and I winged it.  Never went back

I really love the sellers who come to me and say they read all my reviews online and they find me everywhere they go, so they're sold before I even open my mouth.

You and I do business very much the same.  I show up with comps and have a conversation with the owners.  Most times, I get hired.  I don't need a dog and pony show of stats and charts.  Just two ears and the ability to speak without prepared statements as the situation unfolds.
