One of the biggest obstacles Real Estate agents need to overcome when working with 1st time home buyers is convincing those buyers that the absolute perfect home does NOT exist and they are not going to find it out there.

 

PlanWhen I show homes I am careful to point out flaws that I see BUT I am also good at pointing out ways to overcome problems like non-load bearing walls that can be moved, carpet and wallpaper that can be removed and so on.

My best advice to starry eyed 1st time home buyers who are looking for "the perfect" home is to ask anyone who designed their own home if they had to do it over again is there anything  they would change now that they have lived in the house they designed. I have yet to find one homeowner that would not change a single thing in their home, even if they designed it themselves.

It's hard to find a "perfect" home, isn't it, Bob? Regardless of whether the buyer is a first timer or someone who has purchased many times over, there is ALWAYS something you'd like to change. My husband and I once built a house, and it wasn't perfect. The challenge is to find a home that meets your needs and some of your "wants" and is in your price range. You can make small changes as you can afford them.

There is no such thing as the perfect home, almost every prospective buyer will been to make some compromise along the way. I'm sure you have had that discussion many times.

You are absolutely right. The perfect house does not exist but first time home buyers are so emotional and they want it all right out of the gate!

I remember my 1st house Nicole Doty - Gilbert Real Estate Expert it had exactly what I wanted... a different roof than my parents (I was 18 at the time). It also had a plug-in in every room.
