"Which Lender Should I Use ?" asked the Transferree

  As agents who work in relocation ...Sometimes the lender is a "part of the package"....sometimes Buyers are moving here without a relocation company to be closer tlist writingo family, have that house on the lake...the golf course, etc.   One of their first questions is often about a lender.

     We have the infamous "Lender List" that we have blogged about earlier. As with every part of life...Lenders are not a "one size fits all."  It can be the mesh of personalities...and sometimes it is because of other circumstances....favorable and/or challenging.

   What are "Past circumstances" ?

             - Veteran Status

                       - How many times has the VA loan been used ?

                      -  Does a current credit score still qualify for

                          using a VA loan?   

              - Have there been foreclosures or short sales in the

                 past ?  How long ago ?

              - What funds are available for a down payment ?

              - Credit score ?

              - Are there any large purchases that will be paid off

                in the near future ?

               - Is education or medical debt an issue ?

               - Is the "new job" in the same general field as the one

                  you had last ?

               - Is any part of the new job commission ?

               -  If the Buyer does not currently own a home but 

                   has in the past are the first time buyer programs

                   available ?

    We know what we don't know...and know that there is more than one way, one place, one kind of lender that can work for a Buyer.

Good post! There are so many excellent lenders and they are definitely not one size fits all! My lender list is also a good blend of various lenders to fit each individual buyer's needs.

Good morning Sally. Thank you for the mention, you post addresses an important topic. There is no such thing as one lender that can handle every loan product well, that is the reason I refer some of my clients to others and the same goes in return.

I have a group of lenders I depend on in my market, and they are not all exactly the same either in terms of loan products offered, specialities, or personalities. I work very hard at helping "match up" my buyers with the right lenders. Unfortunately, just as with the real estate business, the mortgage business has become a bit too commoditized and the pubic can't figure out the differences between various service providers.

Hi Sally and David --- I'm not in the lending business but I know enough to have lenders available that can get into the nuances of financing to find the right fit based on an individual borrower's needs.

I have my preferred lender, too, but the buyers are encourage to shop for what best works for them. Great post.
