Loving the Inside of a Home.... But...Beware of the Outside....

   Watching a Buyer falling in love with a house is a wonderful thing...a joy to see the twinkle in their eye, the spring in their step, watching the decorating wheels turning as they image their furniture in the home and see their family at the kitchen table, parties in the rec room...relaxing beside the fireplace...it makes a Realtor glad they chose thkeys in jewelry boxis dream making profession.  The emotion of the experience for everyone involved is unduplicated.

   Then...as a Buyer's agent ....we tour the outside of the property with the prospective Buyers....this is sometimes where the excitement and enthusiasm can be tempered with the reality of things that may not exist or may not have been maintained on the outside.

    -Peeling paint on the trim 

    - Rotting wood 

    - Garage - None or less than 2 car

    - Driveway condition - dirt, asphalt...concrete 

    -  Roof shaded by tree branches

    -  Puddles of large proportion throughout the yard

        (not intended as a pool)

     -  Trees and bushes growing close to the foundation

      - Missing downspouts, gutters in disrepair

          

    caution sign       Some things can be easily fixed...others not as easily and more expensively..."I can just put in a driveway" can become a five figure expense.

        In this "snooze you lose" market it is easy to have a Buyer let hearts rule heads and get carried away in the moment without the voice of objective reason to provide caution  that

is necesary in making a sound decision.

    Buying a house is not just a business decision....a whirlwind of emotion becomes a part of this very important life changing decision.

Exterior repairs can be expensive and time-consuming. We see quite a few houses that have had no landscape work or groundskeeping done in years, such as branches overhanging windows or scraping against the home's siding. That kind of neglect should be a warning flag to buyers.

True enough Eric Kodner , homeowners can get soooo distracted by the inside...the outside maintenance becomes deferrred.

Maintaining the exterior is just as important if not more to all homeowners.  I've had buyers say no to even getting out of the truck to see the inside of a home after seeing the unkempt outside.  It matters.

That is sure the truth Sally K. & David L. Hanson . Yesterday i had one with the trees in foundation and back yard they parked in that was a mud hole and a half.

Sally and David - it makes perfect sense.  Unless you spend all of your time inside the outside of the home does matter.
