Alhambra CA Emery Park Homes For Sale and First Quarter 2016 Market Update
This is a real estate market activity report for Emery Park. This historic Alhambra neighborhood has tremendous architectural diversity with character and traditional style homes on its tree-lined streets as well as larger and more modern homes(many with views). I believe it to be one of the more affordable options for a single family neighborhood in the West San Gabriel Valley. In this report I will share information for sales activity in the first three months of 2016 with a comparison to the last two years. In addition, I will recap the number of homes on the market for sale and in escrow. Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the neighborhood.
For purposes of this report, I extend the boundaries just slightly of what is traditionally thought of as Emery Park: South of Main Street, west of Fremont Avenue, Concord as the southern border and the Alhambra/Los Angeles city limit on the west.
Historically, this has been a fairly low turnover neighborhood where homeowners have lived in the neighborhood not just for years but often for decades. The area is highly convenient to shopping, dining and entertainment venues along Main Street as well as Valley Boulevard. Transportation via freeways is easily accessible. Emery Park is located just east of Downtown Los Angeles and not far from both California State University, Los Angeles(Cal State LA) and East Los Angeles College(ELAC).
In the first quarter of 2016, there were five mls-reported closed sales ranging from $450,000 to $549,900 with an average price of $491,380(median sales price $500,000). They sold at 93.46% of last list price and for an average price per square foot of $369.05
In the first three months of 2015, there were four mls-reported closed transactions. The sales ranged from $520,000 to $772,000 with an average sales price of $645,250(median $644,250). They sold at an average 102.75% of last list price and for $334.38 per square foot on average.
For the same January through March time period of 2014, there were just two mls-reported sales. One was a Spanish style with two bedrooms/one bath and about 1046 square feet that closed in February of that year for $430,000(list price $449,500). The other was in the hills and featured three bedrooms and approximately 2059 square feet. It closed in March 2014 for $640,000(last list price $648,888).
There are currently five Emery Park homes for sale. These homes ranged from $419,000 to $625,000 with an additional nine is escrow. When compiling data for this report in 2015, there were eight homes for sale.
With the relatively low number of sales, it is unwise to draw any conclusions to full year 2016 sales predictions. The mix of sales, size of the properties, location within the Emery Park neighborhood, condition and other factors play a role when looking at the numbers. A more detailed look at the individual sales will bring a greater understanding.
Today’s buyers are very aware of value and properties that are well-priced and well-presented are receiving the greatest amount of attention from the start.
