How can I find out what others have offered before I make an offer?

What is the best question to ask before making an offer on a home? I can tell you asking a Listing Agent what prices other buyers may have offered is not it. A Buyer Agent called and "demanded to know this". The way they went about this for their buyer was flawed. They should have known the the listing agent can not disclose what any other buyer has offered, their duty is to the seller, not the buyer agent.

 

The first question should have been "Are there any other offers already submitted?"

 

This may be the most important fact, as if there is any other offers already submitted but not yet accepted, the Buyer than should submit their highest and best offer up front or they may not get another chance to make a second or better offer.

 

In the current market many areas are seeing a shortage of homes for sale and a steady amount of buyers looking to buy. Know your area. Know the home and choose a Buyer Agent that will stand by you through each step of the buying process. The HARD TRUTH is this is not a time for short cuts or trial and error. The moral of the story is Home Buyers have a choice. A good Buyer Agent gives you the time you deserve.  One that is local, experienced, full service and is there when they need them.

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Certainly not Bill Roberts  , when I am working for the seller, it is the best offer for the seller i seek. Most buyers and their agents are learning to make better offers up front. But some are still stuck in 2009.
