This is a real estate market activity report for the Franciscan Woods townhome community in South Pasadena. I will share
current information for 2016 as well as a recap of full year sales
dating back to 2011. Statistical information in this report has been gathered from our local multiple listing service and may not include all transactions.
Franciscan Woods consists of 45 multi-level townhomes with attached two car garages with direct access to the home. The floor plans include two or three bedrooms. The indoor-outdoor appeal of these townhomes is evident with private patios, decks and balconies. Additional features include fireplaces, high and cathedral ceilings, clerestory windows and in-unit laundry connections. The complex is situated on an idyllic tree-lined lane in a wooded environment with mature landscaping and meandering pathways. The complex which was built in 1975 features a community pool, spa and lounge area.
The location near Garfield Park is adjacent to the Mission District of San Marino and convenient to all that makes South Pasadena so popular: highly acclaimed public schools, well-regarded parks and recreation programs, the historic public library as well as the charm of its small town atmosphere with unique shopping and dining. It is convenient to multiple freeways as well as the Gold Line light rail station which is also home to the weekly Farmers Markets held each Thursday afternoon/early evening.
There is currently one Franciscan Woods townhome available for sale. Newly listed, it has approximately 1393 square feet, two bedrooms and is priced at $688,000. Another unit is in escrow.There has been no mls-reported closed transactions so far in 2016.
In 2015, there were two sales. The first was a two bedroom/two bath floor plan with approximately 1393 square feet. This unit sold for $642,000(list price $629,000) in March. The second, a larger two bedroom unit with approximately 1917 square feet closed for $710,000(list $725,000) in October.
For Full year 2014, there were also two closed sales. In April, a three bedroom floor plan with approximately 1698 square feet sold for $695,000(last list price $680,000). In May, a unit with the same floor plan sold for $727,000(list price $695,000).
For full year 2013, there were no mls-reported transactions.
For full year 2012, there was just one closed sale. It was a two bedroom unit with approximately 1917 square which sold for $595,000(list price $539,000).
For full year 2011, there were two sales. A two bedroom with approximately 1544 square feet for $545,000 and a three bedroom with approximately 1917 square feet for $570,000.
The differences in prices often reflect the condition and the updates(or lack thereof) as well as location within the community..
