In a perfect world, sellers will call the real estate agent or broker of their choice--hopefully me--and say, "I want to sell my house; can we talk?"
BUT THE STORY IS OFTEN MUCH MORE COMPLICATED.
1. Client calls me to say she is interested in purchasing a certain house. "No problem," I say. "But what about your current home?" And, of course she wants to sell it and have a simultaneous closing. "No problem," I say, "but that means you need to sell your house THIS WEEK."
And we made it happen.
2. Seller with whom I have a listing says, "we have decided to move into this home, with fixing it up for sale, we have come to love it again." This happens, so I say, "no problem, but what will happen to the home you are living in right now?" "Oh, we need to sell it," they say, "can you help us?" Because it is not in a state that I'm licensed, I need to refer it out.
Or get myself licensed pronto! Actually, I'm considering it. Yes, my third state.
3. Client calls me, someone who purchased a property from me last year, to tell me his father has just died and he is inheriting the family home. Can I help? "Of course," I say, "where is it located?" Turns out it is not in an area that I'm familiar with and am thinking of referring it out. It's located in California where I am licensed.
When I mention this to another client who is in escrow with me right now, she says, "Let me call my friend, she's looking for a home in that city."
Well, let's see what we can work out.
