  • 12% of all sales are distressed property sales
  • Median price $262,500
  • Average days on Market 31

 

Totals for July 2015:

  • 36 Total Sales
  • 2 Bank Owned Sales (6% of all sales)
  • 4 Short Sales  (11% of all sales)
  • 17% of all sales are distressed property sales
  • Median price $229,500
  • Average days on Market 24

 

The lowest price home sold in Ceres during July 2016 was $65,000.   

 

The highest price home sold in Ceres during July 2016 was $375,000

The number of total sales was for July 2016 was just about the same as last year. The number of distressed sales was down this month. The median price was up considerably over last year. The days on the market is still very low. The number of available homes took a pretty big jump this month. This will be something to keep an eye on, it could signal a changing market in Ceres.

Ceres is one of those towns that has grown beyond belief over the decades. When I was a teenager back in the 1960s, I use to hop a Greyhound between Sacramento and Turlock.  I was traveling to see my aunt and uncle quite often. Ceres back then, only seemed to consist of a few houses on mostly rural ground, along highway 99.  It's very much different today!  When I see those 34 sales for the month of July, I shake my head.  I don't think Ceres had more than 34 homes total back in the 60s.

I've lived in this part of the world all my life Myrl Jeffcoat .  I remember Ceres and Turlock both looking like that. This are has really grown up.
