Should I list my home in the Wintertime?
One of the most common questions I hear this time of year is when is the best time to list? This is followed up with should I wait until Spring? The answer depends on your timeframe, wants and needs.
Here are some questions to consider to help make your decision.

- Do you need or want to move before spring?
- Would you like to have less competition while you are selling?
- Would you like the best price you can get?
- Would you like to have more serious buyers?
If any of the answers are yes then you would be doing yourself a favor by listing in the wintertime. Homes sell all times of year and buyers search for homes throughout the year. Even in snowy climates there are buyers buying. In fact, right after the holidays is an excellent time to come on the market as there seems to be a huge increase of online home buyers searches. The weather tends to keep more people inside, thus they have more time to think about and check out buying a new home. There is less competition on the marekt during the winter so you may realize a higher price.
Many things drive buyers into the home buying market. One thing I have noticed is that after the holidays people reflect on the tight space they had for entertainment and how they would like to have more or different space next year. Other people are relocating for jobs, retirement or unexpected life events. Some vow to move closer to children and grandchildren. Others are thinking about their upcoming income tax refunds and how that can be used to get into a new home.
Regardless of the reasons, buyers buy all 365 days of the year. One thing is for certain, if your home is not on the market it will not sell. Should I list in Winter or Wait Until Spring?
