WHY is there so much waiting in Real Estate?

Hurry and wait could be the motto of a Real Estate transaction. The best way to get through it, is to be prepared. There is normal waiting and then some, that is not so normal. Knowing what is normal and how to get through that which is not so normal, is a must. Buyers may wait for the perfect home to come on the market, they wait to see it, they wait for an answer to their offer, they wait for the inspection, the appraisal and the mortgage company to process their mortgage. They wait for approval and they wait to close.

 

Home Sellers see another set of waiting as they wait  for buyers to see their home. They wait for an offer. Once an offer is accepted they wait for the results of the inspection, the appraisal and wait for the buyer to be approved.

 

 

 

WHAT IS NORMAL AND WHAT WAITS CAN BE AVOIDED? Here in the Manchester NH area I find it best to tell my Buyer or Seller clients what to expect before we start our journey.

 

The "not knowing" is the most stress full part of real estate. Most can be avoided through communication. After all, no news, is still news, meaning that if nothing is new, at least tell us that. That news in itself is new news. 

 

The worst part of any sale or purchase is when someone in the chain of what needs to do does not get done. A late appraisal, an inspector who is over zealous and alarming to the loan officer who is non attentive. An agent you can not find or a loan officer not updating if that mortgage is approved. 

 

 

THE BOTTOM LINE is that there is a Right way and a Wrong to BUY or SELL a home. Buyers and Sellers need real answers and real solutions. Communication is key. Having a GOOD agent is a must. An Agent whether listing or a buyer agent, MUST update a buyer or the seller about market conditions and help that buyer or that seller through each step of the buying and selling process. 

 

The HARD TRUTH  is the BEST way to go about any home sale or purchase is to know that the consumer should not choose just any agent, choose the BEST agent for the job. Good morning, Scott -- "Hurry Up and Wait" is a term I have often used to describe life in real estate.  As you have written, the proper upfront preparation goes a long way in establishing expectations.  Of course, reinforcement is a part of this process too.

Scott I often say 'hurry up and wait' to clients as well as - you need to have patience and expect that things might take a bit longer!! Thankfully we've got a pretty tight team and rarely are we off on timing. Once in awhile some unknown factor or person drops the ball but we're pretty good at keeping it bouncing anyway.   LIKE YOU!

I have described those times as hurry up and wait times too!  When it takes as many entities as it does to close a transaction, you sometimes need to wait for others to catch up.

It does take patience in this job and when a buyer or seller is in a transaction. We seem to be constantly waiting on appraisals and someone to do their part of the job.

Your strongest statement is the "Not knowing is the most stressful part of real estate".  As professionals, we deal with the process repeatedly. Consumers on the other hand, are not familiar with the process and it is good to inform them of what to expect. Not only consumers, but WE also can get antsy when we have to "Hurry Up and Wait".
