Affordable Los Angeles Real Estate Discovered in Monterey Hills Condos and Townhomes
This is a real estate market activity report for the hilltop community of Monterey Hills in Los Angeles 90042. In this report I will share closed
transactions for January 2017 with a comparison to the same month for the
previous two years. I am also including a recap of properties for sale and in escrow. Statistical information included here has been gathered from our local multiple listing service(mls) and may not include all transactions in the community.
Monterey Hills is comprised of different condominium and townhome complexes as well as one single family home development in an idyllic hilltop environment. The first residences in the area were built in 1979 with the latest, Bradley Court in 2000.
Terrific views, mature landscaping and resort-like settings along with its highly convenient location make it a popular destination for those who have discovered Monterey Hills. Despite the easy accessibility to Downtown Los Angeles, USC Health Science Campus as well as the San Gabriel and San Fernando valleys, “The Hill” as it is also known remains a bit under-the-radar as far as awareness. This makes it a viable and relatively affordable option in today’s very competitive Los Angeles real estate market.
While Monterey Hills is all residential -- there are a variety of shopping, dining, cultural, recreation, entertainment and higher education options quite close via two nearby Gold Line light rail stations or multiple freeways.
In January 2017, there were three mls-reported sales ranging from $295,000 to $439,900 with an average sales price of $374,967(median sales price $390,000). Each sold at or above its last list price for an average 100.54%. The average price per square foot was $378.28 for the month.
There were also three closed transactions reported in the first month of 2016 as well. Those sales ranged from $351,000 to $462,500 with an average price of $417,500(median $439,000). They sold at 97.55% of last list price and for $329.89 per square foot on average.
In January 2015, there were six sales. Those transactions ranged from $304,000 to $382,000 with an average price of $346,417(median $347,500). They sold at 98.7% of last list price and for an average price per square foot of $321.56.
There are currently just four Monterey Hills condos and no townhomes on the market for sale. These units range in list price from $290,000 to $469,000. An additional eleven properties(all but one is a condo) in escrow. A year ago, when compiling information for this update, there were six properties available for sale and in 2015, there were ten properties available for sale in the community.
No conclusions or predictions for any year should be based on the results for one month.

As my report shows, inventory of properties available for sale remains a challenge. Sellers need to be mindful that buyers are quite savvy and quite aware of market conditions. Proper pricing and presentation remain obviously important.
