Discover Artisan Square Townhomes in Pasadena
This is a real estate market activity report for the Artisan Square townhome complex located in Pasadena 91107. The statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
I will share information regarding units currently on the market, in escrow as well as closed sales so far in 2017 with a recap of transactions for the previous five years.
The Mediterranean-influenced architecture and the intimate courtyards of Artisan Square are quite attractive in my opinion. You will find beautifully landscaped grounds, extensive tile and wrought iron accents which enhance the ambiance of the complex. Built in 2005, there are 52 multi-story residences with two or three bedrooms in a variety of floor plans. The townhomes have high ceilings, fireplaces, architectural niches as well as patio or balcony areas(or both). The townhomes have individual garages most with direct access to the home.
Artisan Square is close to shopping, dining, entertainment, culture and recreation venues. Transportation options include easy access to the Foothill(210) Freeway and the Gold Line light rail station at Sierra Madre Villa. The residences here have individual addresses on Villa or Wagner streets as well as Altadena Drive.
There are currently no Artisan Square townhomes available for sale. There is one unit with an accepted offer which was previously in escrow and fell out. No sales have closed so far in 2017 according to mls records.
Sales activity was good in 2016 with ten mls-reported sales. The transactions range from $500,850 to $638,000 with an average sales price of $563,535(median sales price $556,000). They have sold at 98.09% of list price and for an average price per square foot of $400.20. It should be noted that the low sale was a rare offering on the market in Pasadena. It was a bank owned property that was sold through auction. According to the listing agent remarks in the multiple listing service it sold for all cash and without the opportunity to view or inspect. This one sale obviously had an impact on the numbers shown here for activity so far in 2016 although 50% of the reported sales in the year sold at or above the last list price.
In 2015, there were three closed sales reported ranging from $574,000 to $638,000 with an average price of $597,333(median $580,000). They sold at 99.22% of last list price and for an average price per square foot of $393.14.
For full year 2014, there were five reported closed transactions ranging from $499,500 to $545,000 with an average sales price of $517,390 (median sales price $512,000). Each featured two bedrooms and sold on average at 98.63% of list price and for $377.18 per square foot.
During the twelve months of 2013, there were seven closed transactions which ranged from $415,000 to $570,000 with an average reported price of $490,571(median $475,000). They sold at 99.4% of list price and for $358.94 per square foot on average.
In 2012, there were six mls-reported transactions ranging from $360,000 to $461,000 with an average price of $399,333(median $385,000). They sold at 99.17% of list price and for $300.44 per square foot.
As I shared with the example of the bank owned sale in 2016, there are many factors to review when looking at numbers in a market report including the type of sale, motivation of the buyer/seller, location within a complex among others. Since this is a relatively newer complex, condition and upgrades are not as much of a factor as you may find in other communities.
