Wow! This was one busy condo week, with condos flying off the shelf as eager buyers scooped them up! Houses didn’t fare quite as well but there were a few closings. Here we are halfway through April and we are at 39 sales as we aim to beat the 94 sales set last April. Here is your update:

Leasehold Pali Ke Kua 210 sold for $585K in 9/08 and is listed for $499K.

Nihilani 20B is priced at $615K. This three bedroom unit was purchased from the developer in 9/06 for $689,290.

Back on the Market:

Kaiulani went into escrow on 4/8 and is now unfortunately, back on the market. Priced at $1.225M, it sold in 6/11 for $1.175M.

Contingent:

Hale Honu 2A is in escrow while priced at $375K. The last sale was in 7/10 for $204K. It only took Hale Moi 105 26 days to go into escrow priced at $395K. The most recent sale was for a leasehold unit in 12/88 for $75K, converting to fee simple in 8/04 for $45K.

Puamana 12A went into escrow priced at $535K. It sold for $460K in 2/16. Sealodge G4, which sold for $295K in 2/13, went into escrow after 32 days priced at $625K. Pali Ke Kua 205 found a buyer while listed for $1.299M. The unit was purchased for $345K in 6/98.

Sales:

Emmalani Court 422 sold for $500K while listed for $519K. The prior sale was for $442,500 in 4/14.

Nihilani 32B sold for the list price of $589K. The sellers paid $525K for the unit in 2/16.

Alii Kai 3202 sold for $710K cash while priced at $725K. The seller bought the unit for $430K in 6/12.

Villas of Kamalii 4 sold for $747K while listed for $759K. The sale prior to this one was in 5/12 for $550K.

Pali Ke Kua 246 closed at $750K while listed for $779K. It sold previously for $455K in 4/01.

Expired:

Pali Ke Kua 12 was purchased for $590K in 6/05. It expired after 565 days while listed for $545K.

Withdrawn:

After 120 market days with a list price of $774K, Kaiulani 22 was withdrawn. This townhome was purchased for $950K in 6/07.

After 333 market days, Orchid Point A, priced at $985K, was withdrawn. This is a new project of 3 units, developed in 2006 that has yet to sell.

Price Changes:

Kaiulani 12 is now priced at $1.295M, down from $1.379M. It sold from the developer in 1/08 for $2,069,070.

Kaiulani 22 was purchased for $1,758,070 from the developer in 11/07, and made a substantial reduction from $1.795M to $1.495M.

Kamahana 7 reduced from $524,950 to $517,450. It sold for $235K in 12/10.

Nihilani 8B is now $595K which is a $4K price reduction. It sold for $370K in 2/10. Now on to your Princeville Kauai single family home update:

The home was built in 04. It sold for the asking priced at $2.450M cash.

Expired:

3785 Punahele expired after 164 days priced at $3.850M. The last purchase was for land in 6/13 for $540K.
