Land and new construction are niche areas for my team members. I market for land using direct mail marketing, and we do not charge a commission to the land owner, when we sell land to a builder.
The problem most real estate agents experience with land is they do not know how to sell it. Agents do not know how to find buyers for land. Online marketing is the last method of choice to test when marketing land. Most builders do not spend their time online.
Builders receive mail. They read their mail. They pick up the phone and call when they receive a postcard that states “we have land.” They dial very quickly, when they read there is no commission on the land sale.
Direct mail marketing with postcards works best. A builders’ database can be found via the Builder’s Association in all of the counties in the state.
We sell the land to a builder, and we get the listing of the end product. That’s how we do it. We target market with postcards. Such a simple task, and it’s been working well for me for decades.
