Serendipity Sundays - Who Needs these More?
It has been a particularly challenging week with two sales falling through and the threat of another 2 being derailed with problems with appraisals and underwriting. Finally we got the go ahead on one of the derailed transactions that all is on track for an early week closing. To take care of matters and be ready, we went ahead and did our final walk through. As we were checking everything out we found a little gift from the sellers.
It takes cooperation on all parts, sellers, buyers and both agents to get transactions to the closing table. When it is a domino closing and there are problems on the other end in another state, it creates frustration for everyone down the line. We feel somewhat in the dark with all the tight privacy policies that lenders have to abide by.
The seller in this case had a couple of blow ups because of the stress of their home not closing. My buyers were caught in the middle and were experiencing the stress of trying to get their current home closed, start their new jobs and buy a new home. They fully understood the seller's agitation.
Thanksfully, all signs say we are on track and this Highland West home is going to close. As a little peace offering the seller left a couple of cool ones for the buyers to show they understood the delay was not their fault. I think there should have been a couple of extras for the agents involved or maybe these were for us. Afterall, we were the ones that got the brunt of the verbal abuse and were the negotiators and peacemakers in the end.
Such is the real estate business.
