Teams are an important entity in the real estate business. A team is as good as its members. One weak link will create a gap. A questionable leader will share his weak qualities! The leader MUST have a strong presence in the marketplace.
It takes a “team” if one wants to secure new construction. One agent can only be at one place at one time. When new construction is the focus of the listing agent, a team is a necessity in order to properly handle collateral business that is derived from each new home sale.
A team is a necessity to properly cover open house events at new construction. We like to see two agents on staff at each open house. It’s essential at a new home community. One agent can often handle a resale, but in this extreme sellers’ market, we often use two agents at resales.
Teams are important and each member should be trained to “pinch hit” a showing and/or open house event when another agent is sick or called unexpectedly on another situation.
Team members who work well together are on teams that have been trained to interchange jobs spontaneously. We pinch hit for each other with no notice. We cover for each other during vacation time, but most importantly, the members are each properly trained to cover with no notice. They are each knowledgeable. If they’re still in training, they are not called upon to “pinch hit.” They are called upon to “train” while working.
Our builders and resale homeowners are our prime business. We are Listing Agents. We need property owners (new and resale,) and they know they need us. They hire us, after interviewing 2 or 3 other seasoned real estate agents. We are set up to service our listing inventory.
Our team has a full time marketing agent who feeds the marketplace with the ammunition that results in our phones ringing. Every week there are multiple listing calls from mass mailings. Many of those homeowners will buy other resale homes and/or new homes.
We “list, sell, rinse and repeat.” Sound familiar?? We place great effort into following that slogan. List, Sell, Rinse and Repeat is a one-liner from Michael Jacobs. We love it. We work it just as it is written.
We “market like we mean it,” and that holds true for our new construction inventory; our resale home inventory; and for marketing ourselves. It’s the total package!! We are branded as Listing Agents and new home agents. We are well-versed with representing builders and resale homeowners. The more we list, the stronger our Brand and the Brand of the Builders we represent.
