So well said! I think buyers are savvy enough today to not be impressed by all the flu that you see in some listings. And some of it borders on misrepresentation. OUr seller clients deserve better!

I find this interesting because on a weekly basis, I do a post of all the new listings in my town. Since I'm summarizing a house based on the data on MLS, I need to only pick out the details. I'm not going to say "huge" deck when I haven't personally seen it. I've noticed there are often a lot of adjectives used, and not much meat.

I see that every day too and expect what is written to convey when potential buyers walk through the door! Descriptions only work if they are true Kat Palmiotti, otherwise, like Jeff Dowler said, it could border on misrepresentation.
