What They Won’t Teach You in Real Estate Schools

If you meet all the requirements, the first step to becoming a real estate agent is to attend a pre-licensing course. Please note that licensing requirements may be different for each state so be sure to check your state’s commission.
Regardless of where you live, you must take a pre-license course, pass the class test, then pass the state test to obtain your license.
I spoke to someone this morning just enrolled in a class who’s super excited to get licensed so she could begin selling homes. Of course, I asked what she thought she would be learning in the class and her answer made me pause and think.

I was beyond lucky to have one of the best Real Estate Instructors Ron Climer . I can still hear him say “call a prospect” and that was sixteen years ago. What we learn in the class was just to pass the exam but wouldn’t help us making money and he was so right.
When was the last time you figured metes and bounds?
Don’t get me wrong, knowledge is power and I’m all about learning on a daily basis. As a real estate agent, we must know the law, know about different loan programs, how the escrows work, understand the closing statement and much more but how about what we need to know to actually earn money?

So why aren’t the real estate schools covering this topic? I can’t talk about all of them but, Ron Climer @ taught us well. He would talk about different ways of generating leads in each class. That was his choice, not a requirement.
We all know not everyone who obtains a license stay in the business and number one cause is lack of Lead Generation not because they didn’t know the law. If you are reading this and you’re a new agent, I’m sure you know by now that you must generate leads to survive in this business. Of course, it doesn’t end with that but it’s a step that is a MUST.
So, how do you learn? You can find a mentor, choose your Broker wisely, read books, search online, however, you will soon discover most agents don’t want to share their methods.
That’s not nice, is it? Well, you can’t force people to share their “secrets”, you can ask but don’t hold your breath.
I’ll give you one example, search blog posts on ActiveRain or just google “How to get REO listings” and read the answers.
I think it would be great for those to hold classes on lead generation, with a fee of course.
There’s one platform where you can learn A LOT and that is ActiveRain. Start following Barbara Todaro to learn all about print marketing, read Corinne Guest’s latest post on Hiring a Real Estate Agent in England, you will learn a ton, might even change the way you market. Niche marketing? Then, you must follow Liz and Bill Spear . There are so many other Rainers but just thought of these fabulous three today.

Dear new agents, if you’re fresh out of class, thousands of dollars spent already on school, licensing, insurance, cards, iPad, new phone etc with NOT A SINGLE listing or a buyer, don’t give up. Most ActiveRain members love to help and share their knowledge freely. Try US and see for yourself!

Yes I remember in 2002 when I took the class it was all about the laws and how not to discriminate, which is good to learn, but it sure would've been helpful to get some lead gen education.

It certainly would be nice Goran Utvic. We pay a lot of money to learn all about the law but nothing about how to generate leads which are the backbone, without it, we can not pay the bills.

We are encouraged to hit the ground running but many stumble. We then pick ourselves up, log in the experience and begin again which is another plus. We can bite that apple as many times as it takes to get the seed. Anyone who wants something bad enough and if it lines up with righteousness may have it. We forget that we are tested on just how bad you want it thus never give-up applies

A fountain of knowledge you are! And the AR podcasts are filled with great information in a conversational manner. Not sure where they are on this platform, but because of their casual format (a conversation with Bob Stewart), they are interesting to listen to and sometimes more engaging than reading a static post. 

But, gosh, there's so much FREE AND GREAT information right here! Your fabuous three Rainers were great choices. I hope that new realtors dig in. Great material here! And we are all willing to share. Gotta love that.

I teach in real estate schools and we do talk about these very things. The students have a right to know the other side of getting your license and the hard work that is involved. I even tell them that many of them will not be in the business in 2 years. It is a reality check.

Great post!  Love your thoughts here - so accurate.  We learn all of the intricate details but no one teaches how to get leads.  Before spending money on leads, new agents need to research what works online with what is selling and where.  Then attack lead generation.

Great Information... People often ask, what does it cost to be a Real Estate Agent and I often answer that if that is your first question you are already on the loosing end of the stick... there is no price range that can be truely given to what we do, some figures are fixed while others are not, our time and energy we put into our "business" has a cost too

Beth, there is definitely a lot that they don't teach you in the licensing classes. It would be nice if there was a follow up course that would prepare people for the actual business side.
