Does the Home Seller get to see what the Appraisal comes in at?

I bet a seller never requested this of you before? A sale fell through when a FSBO seller seeing the sale is contingent on the appraisal coming in at least the purchase price. Demand that if the appraisal comes in higher than the sales price, the sales price be raised to match the appraised value.

 

I was happy I was not the buyer agent on this Manchester NH area home. I was even happier they saw my Active Rain blog on Selling "For Sale by Owner." We had a great meeting and they got an education on how to really sell your home. They had never sold a home before. Their logic although fair in theory, did not work in real life.

 

Selling a home takes a recipe of getting the house ready to sell, setting a fair asking price and know how the selling process will work. Selling on your own is not easy. It sounds easy, but the hard work comes in after you find a buyer. 

 

 

The MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

Never seen this before but heard of one happening here where the seller, after either seeing it or being told by the list agent, pulled out of the deal because it appraised for more and he wanted the more.  

The buyer pays for the appraisal so it should belong to the buyer.

Exactly Rose Mary Justice , the seller was mis-informed and should price the home properly to start, that way it would not be under or over priced

Hi Scott,
Lots of cluelessness out their in FSBOland.  Most people that try to sell their own home don't know what you don't know until something happens and they don't know how to deal with it.  A guiding hand from an experienced professional who does it everyday is very valuable.

Hi Scott Godzyk - My question is, why would buyer submit to a contract that had a clause in it like what you described? This is where experience matters and why NH real estate clients need your assistance.

When I represent a seller all I want to know, Scott, is that the home appraised at the purchase price. And I never expect to see the appraisal unless it didn't appraise. I also never share appraisals with a listing agent unless a home doesn't appraise.

Sellers I have worked with don't usually see the appraisal.  They may be interested in knowing if it appraised at value, and sometimes will ask for how much.  I've never had one back out of a deal because an appraisal came in higher.  But, it is far rarer to get a significantly higher appraisal, than one that is significantly lower.
