WHY are Home Sellers not Listening?

Are you paying attention? I am starting to think some Sellers are not. The market is changing. Interest rates are going up. The Holidays are here and it snowed earlier in NH than in any recent years. All those add up to a slowing of home buyers. 

  

Now do not get me wrong, Homes here in the Manchester NH area are still selling. They are not selling in hours any longer. The key to any home selling is that it is priced right.

 

SO WHAT ARE SELLERS NOT LISTENING TOO? First off, those getting ready to list their homes often want to start at a higher price to test the market. All it leads to is wasted time. Next, those whose homes are on the market, may have been for over a month.... and have not sold... most likely are over priced and the price needs to be reduced down to current market value.

 

Lastly, Sellers are not always listening when it comes to buyers making offers. The days of bidding wars are over. Be happy to get an offer. Buyers are wanting a deal, they are asking for help with closing costs. WHY? Because it is the only way they can buy in some cases. It does not make them a bad buyer..... In additional buyers are offering less often hoping to meet in the middle. Sellers have to be willing to negotiate. DO not get offended they offered less, the media is telling them to do it. It is part of the game and some homes, should be happy to get an offer where so many more are not.

 

The moral of the story is that Home Sellers have to wirk with their listing agents and not against them. There is a difference from agent to agent.  That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

Home sellers need to be educated when the market has shifted.  They need an agent that is going to tell the the facts and not give them false hope.

Sellers late to the seller's market party rarely hear that times have changed.  However, they are never stuck in their heads in a trend that doesn't benefit them, like a buyer's market.  Funny how that works, right?

Pricing higher than the market is almost always a gaurantee to sit on the market. Not smart in these changing times.

What i find the toughest Carol Williams is telling them the real truth and they giving the listing to an agent that takes it at any price just to get the listing

CHange is not easy in a market Chris Ann Cleland but facts are facts and values are values, listing above market value is not leading them to the sale they seek.
