Obstacle or Selling Point
An obstacle for one person may be the selling point for another. When touring a home to list, I am aware of things that could be negative by asking the present owner what they don't like about their house.
Here are a few examples of possible obstacles and who would see the opportunity.
- Ranch house with no steps-lack of storage
Accessible to everyone
-First-floor Condo-security
People with phobias of elevators or heights
-No Balcony
No reason to clean an outside area.
-In-ground pool
People do not visit a home with a pool unless they want one
-House on railroad tracks
The retired conductor was waiting for this home
-Lower Level with no walk out
People feel secure and safe.
-Lower level with walkout.
People don't feel trapped.
-Home on the Beltway
Ease of highway access and instant traffic report
-Interior townhouse
Utilities are less with homes on each side.
-Gas, Oil, Electric or Propane heating.
Seems everyone has a preference
-Home across from shopping center on a busy street.
Non-driver can walk to shopping.
Contemporary home
-The unique buyer who does not want a cookie cutter home.
-No Central Air Conditioning
People who want to control the temperature in each room
-A wooded lot
No grass to mow
-A level lot with no trees
Perfect for playground or ball field
-Cemetery on or close to the house
Yes, there are folks who want homes with a cemetery
