McCormick Ranch in Scottsdale is one of the largest and most diverse planned communities in Arizona.  Featuring numerous builders, the architecture and values vary widely from subdivision to subdivision.  Ranging from properties constructed in the 1970s with original components to brand new infill construction, the values can skew dramatically even within the same subdivision.  As such, please reference the following data as a mere jumping off point rather than a definitive guide to value.

Being such a large community, the best way to break up the data is by school district.  The homes south of Via De Ventura fall within the Saguaro High School District.  Those to the north fall within the Chaparral High School District.  As the Ranch was developed in three phases, beginning from the southern edge and progressing northward, this natural delineation helps allow for the most "apples to apples" comparison of homes of similar age and styling.  For this snapshot of Real Estate activity in May 2008, we are looking at single-family McCormick Ranch homes in the Chaparral School District.

Paul, it always interest me to see what's going on in other markets. I find it interesting that your price/sq. ft on sold properties are about where we were a year ago. Now 200+ is fairly high. We do trend similarly though in that the "Sold" homes are considerably less $/sq ft than the actives. I'm curious, what's an FE code?

Hi Colleen, nice to see you!  FE code is shorthand for "Feature Code." For example, 32RXP2G is code for 3 bedrooms, 2 baths, refrigeration (A/C), fireplace, pool, 2 car garage. 

Our trends are looking better.  The sales prices haven't dipped as much as they have in other parts of the Valley, and the absorption rate is improving.  That's good news for potential sellers.  The good news for buyers is that many of the properties that sold recently were screaming deals.  While the community in general is maintaining value, there are bargains to be had.

Hi Paul, How nice to see you posting again. Looks like you had a busy several weeks. Nice sale BTW. I was about to ask you to describe the Fe Code and it was in the first question asked. I knew it had to be logical but just didn't get there figuring it out before you answered it.

Hope the family is doing well and as summer approaches, that you have a great vacation planned for them. Or maybe that is why you hadn't posted for a while, you were on vacation,:-) Nah, you just closed a big one and not from a vacation spot, no doubt.

Been spinning my wheels a lot here. If all the buyers ever do buy, I suppose I could my year will be OK.lol

Katerina:  Thank you.  I was hoping they would be easy to follow.

Eric:  We are Valleywide, my man.  McCormick Ranch just receives a little extra attention in our marketing efforts due to our ties there.  I don't currently have anything listed in South Scottsdale, but I do know of several excellent values in the area.  I wouldn't rehab and flip anything right now, though.  Best to buy and hold for the next few years.

William:  I am actually going to be out your way in late June.  We'll be in the La Jolla area for a few days for a wedding.  If time permit, I would love to sit down and have a cup of coffee with you.  Hope you get all of those buyers planted.  I have no doubt that you will find them some great values.
