The business we are experiencing now was derived from the marketing we did during the last quarter of 2018.  In retrospect, I went full force with my marketing. Usually, the last quarter is a time to take a mini-break. I increased my marketing by 25%.

January is typically our slowest month for closings.  Last month was a healthy month. This month we’ve felt pumped. If next month were a workout jersey, we’d flex and the sleeves would fall off!!

I did mailings the week of Christmas 2018, and they landed just before the New Year.  That mailing carried us through our typically “tough month” of January, and that energy is spilling over into the remainder of the first quarter.

We’re in a market that leaves us no room for exhaling! Every listing continues to be a precious gem. It doesn’t matter what the condition, style, location or décor, it’s like finding gold.

Whatever nuggets surface, they may look like junk, but they’re precious.  Listing agents are prospecting for gems every day.

How we prospect today will determine how busy we are in the   Spring.  Spring is traditionally a busy season, but it may ONLY be busy for those who work for it in advance.  Times have changed. Are you blending into these changing times? The market demands that you earn it!! The days of waiting for  Spring to arrive, without providing any marketing to encourage it to come your way, may be a thing of the past. Remember, if YOU don’t earn it, someone else will.

That’s just a thought for the moment….

You make an excellent point about the lag time between marketing and the phone ringing.  I remember a brand spankin' new agent who marketed his heart out, but his phone was slow to ring.  Just about the time he thought about leaving the business, the results of his marketing began to pay off.

Roy Kelley if it works for me, there's a good shot at it working for others.... and I hope they understand that marketing MUST be consistent...no gaps...the gaps create voids with business....

Barbara we cannot just sit back and think the Spring Market will automatically be busy.  If we do not plan ahead with our marketing as you have done, Spring could end up being a disappointment.
