It is an exciting time when your house goes under contract, but make sure to keep that excitement off social media. There are a lot of things that can happen between the time you accept an offer and when you close on the home, so it’s best not to share any details publicly.  I don't want to tell you how many times we've been able to strengthen an offer for our sellers because some buyer gushed about the home they were going to purchase. The same thing can happen with sellers, so mum is the word until after closing.

5. Understand The Home Selling Process

Before you choose a real estate agent, request that they walk you through the marketing process for your house on and off social media. Even though the specifics on every home varies, each house goes through at least four stages: coming soon stage before being listed for sale, just-listed stage, for sale stage before going under contract, and the post-contract stage. There should already be specific marketing strategies in place during every one of these stages to ensure your home is exposed to the masses.  Ask your realtor to show you examples of each marketing stage for their recent past customers.
