Multiple offers are starting to become quite commonplace in the Greater Danbury,CT area. It seems to be happening for most single family homes in Danbury,Bethel or Brookfield for under $350,000 or townhomes up to about $250,000. What should you be doing if you find yourself in this situation:
As a home owner, it can be a good thing if you are working with an an experienced real estate agent. With multiple offers, this means the seller should expect buyers to give them very close to what their asking price is, if reasonable, if not higher. Strike while the iron is hot. I recommend giving all interested parties a change to submit there over, but encourage a deadline date where no more will be presented.I would not only look at the asking price. Consider the buyers requested additional terms & contingencies, how they would be financing the house, how much down payment, when do they want to close or flexible. Sometimes home buyers do include a personal letter with their story to help explain their situation & why the home would be a good fit for their needs. We will go through each offer, prepare a spreadsheet & discuss what offer is best for your to accept.
As a home buyer, it can be scary going into the situation. The listing agent can not disclose what any of the offer prices are. We will review all real estate activity similar to the house to see what we think the value is. It is your call on what you would like to offer. However, the highest offer might not get the house if you are asking for any seller concessions or other items that might not be the common place for the market. When presented to go back to highest & best, you should offer a price where that if another buyers get it for a little bit more money, you won't be upset.Even if you offer close to above market value, I always have my clients offer be protected by an appraisal clause.

Good points Jonathan Hall . From the buyer's perspective in the multiple offer situation if the offers are close then that letter to the owner on why the buyers love the home can make all of the difference.
