You have to agree that the one topic EVERYONE is asking you right now is
"What is the market like"?
If you have a great market or if your area is seeing some changes there is no better time than RIGHT NOW to make sure that YOU are the walking knowledge of real estate in your area...
Please do not just depend on the news media to determine what is going on in your industry. Research it yourself and take just one hour to compile a market study! When you do this challenge I want you to focus on your market area, however, you need to bookmark these two sites:
http://www.realtor.org/library/library/fg006
http://www.realtor.org/research/research/ehspage
There is great information on National Stats for your review both for your use as an agent and for your consumers...
When starting your own market study, feel free to take a look at www.wardsmall.com and R & D on your layout!
You got that right: RIP OFF AND DUPLICATE!
I want to see what is going on in your market! Everyone else here on AR wants to see what you can do as well - so TOOT your own horn here and show us all what you can do to impress us with your marketing skills! Once you have done this you will be ready to impress your sellers on your next listing appointment and the next time you are asked about the market you will do more than the typical answer. YOU WILL SPEAK STATS!

The challenge is on!
Compete with other AR agents for the GRAND PRIZE and compete with yourself for gaining knowledge and power by doing a market study for your area!
The challenge is simple! You decide if you want your market study to be for a specific neighborhood or if you want to tackle your entire market! Regardless of what you choose you must have the following graphs in your report:
1) Pull your area's history from 2005, 2006, 2007 and YTD for 2008!
2) Average Days on the Market Comparison
3) Average Sales Price
4) Average List Price to Sales Price Ratio Comparison
5) Residential Homes SOLD Comparison
If you have been in the business for more than 1 year - you will get a big bonus to do a personal comparison of your personal stats compared to that of the area! If you have been in the business less than a year - talk to your BIC or office trainer and use your company stats!
