Charlotte Region Home Showings & COVID-19
Charlotte region home showings were negatively impacted by the onset of COVID-19 and attendant stay-at-home orders in both North and South Carolina. Below are charts showing just how much home showings were impacted in four of the Charlotte region's highest demand cities/towns in April 2020 as compared with April 2019 and with the two months preceding April 2020. No doubt the months of March and April 2020 were "brutal" in terms of the impact of the pandemic on Charlotte region homes showings. With the expected gradual lifting of restrictions in May throughout the region the hope is that the level of showings will also begin to gradually increase, as will pending contracts and new listings.
Charlotte Home Showings Analysis
As the chart below indicates, showings of listed properties priced up to $499,000 in the City of Charlotte, dropped some 62.5% in April 2020 compared with April 2019. Showings for homes priced up to $499,000 dropped almost 42% from the month of March 2020 in April 2020 and almost 60% from the month of February 2020.
Showings for homes priced from $500,000 to $1 million dropped 76% in April 2020 compared with April 2019 and almost as much compared with February 2020. Charlotte had some of the most onerous restrictions for home showings in the region, where real estate was deemed a non-essential service/business from March 24th till April 29th, which meant no homes could be shown in person.
Waxhaw | Weddington | Marvin Home Showings Analysis
As the chart below indicates, showings of listed properties priced up to $499,000 in the towns of Waxhaw, Weddington and Marvin dropped some 72% in April 2020 compared with April 2019. Showings for homes priced up to $499,000 dropped almost 46% from the month of March 2020 in April 2020 and almost 60% from the month of February 2020.
Showings for homes priced from $500,000 to $1 million dropped 52.5% in April 2020 compared with April 2019 and almost as much compared with February 2020.
Indian Land Home Showings Analysis
As the chart below indicates, showings of listed properties priced up to $499,000 in Indian Land, dropped some 63% in April 2020 compared with April 2019. Showings for homes priced up to $499,000 dropped almost 36% from the month of March 2020 in April 2020 and almost 64% from the month of February 2020.
Showings for homes priced from $500,000 to $1 million dropped 57% in April 2020 compared with April 2019 and almost as much compared with February 2020.
Fort Mill Home Showings Analysis
As the chart below indicates, showings of listed properties priced up to $499,000 in Fort Mill, dropped some 55% in April 2020 compared with April 2019. Showings for homes priced up to $499,000 dropped almost 56% from the month of March 2020 in April 2020 and almost 50% from the month of February 2020.
Showings for homes priced from $500,000 to $1 million dropped 37% in April 2020 compared with April 2019 and almost as much compared with February 2020.
