Charlotte Region Home Showings & COVID-19

Charlotte region home showings were negatively impacted by the onset of COVID-19 and attendant stay-at-home orders in both North and South Carolina. Below are charts showing just how much home showings were impacted in four of the Charlotte region's highest demand cities/towns in April 2020 as compared with April 2019 and with the two months preceding April 2020. No doubt the months of March and April 2020 were "brutal" in terms of the impact of the pandemic on Charlotte region homes showings. With the expected gradual lifting of restrictions in May throughout the region the hope is that the level of showings will also begin to gradually increase, as will pending contracts and new listings.

Charlotte Home Showings Analysis

As the chart below indicates, showings of listed properties priced up to $499,000 in the City of Charlotte, dropped some 62.5% in April 2020 compared with April 2019. Showings for homes priced up to $499,000 dropped almost 42% from the month of March 2020 in April 2020 and almost 60% from the month of February 2020.

Showings for homes priced from $500,000 to $1 million dropped 76% in April 2020 compared with April 2019 and almost as much compared with February 2020. Charlotte had some of the most onerous restrictions for home showings in the region, where real estate was deemed a non-essential service/business from March 24th till April 29th, which meant no homes could be shown in person.

Our showing rules set forth by the governors mandate is very strict. I actually had to let a listing go because of the sellers additional showing restrictions on their recreational property had me taking and scrubbing down the whole cabin after showings. They also wanted me to supply facemasks, gloves, and booties to every person in the showing. (Nothing was to be reused) It is a vacant cabin but I think they went over the top and they might be back when they see the next agent will not scrub down or spend five dollars worth of materials on each showing...

just another day in real estate...

Happy Thursday morning Nina Hollander

Paul S. Henderson, REALTOR®, CRS hi Paul... fortunately as of today, we are now considered an essential service in my county... that will go a long way to helping spur sales and showings. As for overly-demanding clients, I've long said you need to know when to hold then and when to fold them.

Rebecca Gaujot, Realtor® hi Rebecca... I think demand will keep real estate sales relatively solid... but that being said... the issue of unemployment coudl throw a wrench into the works.

Roy Kelley thanks, Roy. I've always believed that home buyers and sellers should never make important decisions about their real estate in a vacuum.

Hi Nina:

Interesting data but not at all surprising - good information for both buyers and sellers. I haven't seen any specific data for our area.

Have a wonderful weekend at home!

Nina, I need to put together charts like yours to show how the pandemic has affected our market too.  Yours is easy to understand and see what a difference it made.

Joan Cox hi Joan... the numbers were eye-opening to say the least. We use Showing Time to make appointments for showings and I can pull up statistics from them on showing appointments by neighborhood, zip code, city, county, etc. Then it's just a matter of throwing the numbers on chart in Word.

Nina Hollander we use ShowingTime too, and did not know we may have access to that info, thanks for sharing!

Joan Cox   ... look for reports under the listing tab. If you can't find it, I know someone at Showing Time can tell you where to find it.
