Wynwood is a high-end neighborhood in the north of the downtown district of Miami, Florida. The neighborhood borders include I-195 to the north, NE 2nd Avenue to the east, NE 20th Street to the south, and I-95 to the west. As one of the city's more developed urban centers, the submarket features a collection of high-rise residential developments, extensive shopping centers, retail establishments, office buildings, and a unique collection of upscale commercial real estate. Notable uses for these properties include art galleries, restaurants, bars, shops, cafes, and more. As there is high foot traffic in the community, especially during business hours, demand for rental space to serve this population center is quite high.
