SALES INCREASING AT IRONHORSE WITH MANY HOMES AT OR BELOW MARKET VALUE

The number of sales at Ironhorse Country Club in Palm Beach Gardens/West Palm Beach are increasing compared with last year while prices have declined only slightly. 

Ironhorse is a small community of just 324 homes on the West Palm Beach/Palm Beach Gardens border adjacent to the Loxahatchee Nature Preserve.  Many of the homes back onto the preserve or golf course providing enhanced privacy and relaxing views. 

Five homes sold in Ironhorse in the first half of 2008 compared with a total of six homes sold in this friendly and fun-loving country club community during all of 2007.

Prices are down just six percent in 2008 compared with prices in 2007.  The average price per square foot for Ironhorse homes sold in 2007 was $182 while the price per square foot in 2008 is now $171.  This is a smaller decline in home prices that we see throughout the region.  And the 2008 number includes one foreclosure and one short sale.  Traditionally, foreclosures and short sales are priced well below market value and that was the case with both sales.

This may mean that prices are starting to bottom in Ironhorse as sellers who have reduced their prices to meet the market begin holding firm or taking their homes off the sales block.  

In early July there are several Ironhorse homes priced near or below market value that are in wonderful condition and ready for new owners. Today there are 27 homes for sale in Ironhorse, with two of those under contract.
