Sewer Line Inspections Can Save your Buyer $$

This cracked and crushed PVC pipe was discovered 18+ feet away from the tree under the laundry room and office.

If you are in the market to buy an Arizona home, a home inspection should be a top priority. Another top priority with inspections is the plumbing! Tree roots can clog up your sewer line, causing water to back up and cause damage. The best way to avoid this problem is to hire a professional plumber to inspect your drains.

Many homeowners must realize the potential dangers of tree roots in their sewer lines. The damage caused by tree roots in sewer lines can be expensive and difficult to repair.

Tree roots can damage the foundation of a House. They can also cause a sinkhole to form, which can cause severe damage to your yard. When your sewer line clogs, the water can leave a foul odor.

Trees add beauty and charm to a yard. However, they are not recommended for planting near your sewer line. That is why a home inspector should be hired to check for problems.

Trees are also a good source of shade, and their natural ability to filter the air helps to keep pollutants out of the house. Some trees can grow fast, though, leading to damaged plumbing.

Scott, I had a sale in August that had a FIVE FOOT cavern in the backyard, and the buyer said he would fix it.   OH MY!

This is an important warning for prospective buyers .. a home inspection is always a good idea and now that the market is calmer the buyers can actually ask for one!!

I have a very hard time with anything under a 10-day inspection, buyer or listing side.  Arizona has so many past Foreclosure homes.

In the Midwest, maple trees have the ability to spread their roots quite a distance as well as willow trees. Inspection is always a good strategic action.

Even in the time of over-the-top buyers a home inspection should aways be made. I would place offers with the inspection rider for information purposes only with the notation that it would be subject to an exceptional issue, only

Scott, those buyers that opt for passing on a sewer scope sure will be rolling the dice!

Joan Cox , I leave those decisions to the home inspector, I always recommend home inspections and talking to the home inspector about sewer scoping.

Scott:

Great information and advice for buyers. I have had several transactions where we discovered significant sewer-line issues that ended the transaction for the buyer. In our area older homes where there are lots of trees and the sewer lines are cast iron creates a particular threat.
