I could be be working on my tan!!!Hi folks. I want to preface this post by letting you know I am NOT, by any stretch, a SEO (search engine optimization) expert. In fact, before I joined ActiveRain, 2 years ago, I had never even heard the term.

I'm writing this post to hopefully give you some ideas on how to increase your presence on the search engines, Google, specifically. What I'm NOT going to do is tell you what you should do or explain key words, meta tags, back links etc...as this is not my area. 

What I AM going to do is show you what works for me in my market. My goal is to get you to think about your Internet presence. Fair enough? 

Over the last few days I have been reading a lot of the posts and comments related to the new launch of Localism. A lot of folks seem to be very concerned with the new "purchase a community" feature and their "marketing areas" being purchased out from under them and consumers no longer being able to find them. 

Personally, I have received tons of business from ActiveRain. In almost all cases it was because folks did a Google search, that led them to one of my articles, which led them to me. The new Localism will only affect this in a positive way as it will increase your Google juice. 

If you are ONLY using AR and Localism the maximum amount of spots you can have on the front page of Google, for any search, is 4, as Google will only give any particular site 2 results on page one. So the first thing you should do is set up your AR outside blog. Here's mine http://sellingpoincianaproperties.com By doing this you are able to get 6 spots. The downside of course is that you are now 100% dependent on AR and how they decide to utilize and/or monetize this site. 

Now having said that, I LOVE AR and trust them to do what's right for me and them. BUT.....first and foremost, I'm a businessman and I don't believe in placing all of my eggs in one basket. So this is what I do. 

I have another blog http://brokerbryant.com and I have a FREE point2agent website http://buypoinciana.com plus I have a template site with homes.com at http://poincianaproperties.com that I've had for about 8 years. 

In addition, I use RealEstateShows, Postlets and syndicate my listings to about 500+ other sites through Point2Agent AND I made sure to set up profiles on Zillow, Trulia, Cyberhomes and similar locations. All of these places give me the much sought after Google juice. 

"But, Broker Bryant, how do you find the time to maintain all of these sites and write posts for your blog sites?" Well, I'm glad you asked!!

The beauty of what I do is that I ONLY write on AR and I only write 3 to 4 posts a week. I then choose where the article written on AR is going to go. Everything on my brokerbryant.com site is also on AR but not vice versa. 

Now with AR's outside blog I am able to do the same thing. I can choose which articles show up on sellingpoincianaproperties.com just as I can choose which ones go to Localism. This is why I suggested to the guys that we have the ability to post to any of the 3 locations without it showing up on the others or any combination of the 3. I truly hope they implement this feature.

Also, you'll notice that on all of my sites, my "featured listings" button, goes directly to my free MLS web site. I did this so that I never have to manually enter listings. Once I enter them in the MLS they automatically go to all of my sites. 

My buypoinciana.com is a free point2agent site. I was able to imbed my brokerbryant.com blog directly in it....here. Every time I post to brokerbryant.com that content shows up on my static point2agent site which pulls that site up in the SERPs(search engine results placement). My other static web site poincianaproperties.com achieves the same results. Because of my Internet strategy, it is possible for me to own all 10 spots on the first page of Google. If I don't have at least 5 I'm p****d!!! 

Since I am NOT a SEO expert, I pay very little attention to keywords, tags and the such. I just write about what I do and where I do it. I figured out that if I link all these sites together and syndicate my own original content and listings to them I would own Google and I do. Here's an example of how using multiple sites will help you rank on Google: 

Search phrase: Selling Poinciana Properties: On these results you'll see my new AR outside blog in the #1&2 position, poincianaproperties is#3, AR is #4, buypoinciana #7, brokerbryant #8&9 and my free MLS site is #10. EDIT: This is a live link so results may vary.

I find it interesting that Localism hasn't even showed up yet on the first page. However, even without Localism, I have 6 sites and 8 positions on page one of Google for a pretty good search phrase. 

As you can see, my Internet strategy is pretty simple, yet very effective. 

Oops!! I almost forgot, you wanted to know how I find the time to maintain all of these sites......I spend about 2 hours a week on my sites. This of course doesn't count all the time I spend on AR reading and commenting. :) or working on my tan!!!!

I don't think it is even that important to rank #1 in a search or to command the whole page. The truth is, there are other agents in my area who pay big bucks (I don't) for their SEO optimization (they don't blog) but when a consumer clicks on them they just get their boring old static website (ho hum). But consumers don't just click on one agent's site when they are googling, any more than if I google "furniture" I would click on one furniture store and buy what they are selling. They click around, until they find the person or site that connects with them or offers something different or what they are looking for. The reality is that I may not be ranked #1, but when a consumer searches "lake zurich real estate" I'm on page #1 and will be found. When they start reading what I write, then I've got them hooked because I am different than the others...I offer the information that they are looking for.

I think we've probably exhausted the subject pretty much, but I did want to make just a couple more points.

First, to BB's wife, I wanted to say that any SEO company who cold-calls you, emails you, or otherwise advertises their services heavily is probably a ripoff.  I have NEVER ever advertised my services to strangers, and have always had more business than I can handle.  Realtors find me through Google, from articles that I've written, and by word of mouth.

Nobody should ever read an unsolicited email and even click on it.  There could be any kind of worms in the website, number one.  But a reputable company will never solicit you in that way.  If you look up SEO terms, you will find the real companies like Real Estate Webmasters (not my favorite, though Morgan knows his stuff) and big names like Danny Sullivan, SEOBook, Webmaster World, and Jill Whalen.  THEY are the total experts, and really charge for it.  I have always perferred to quietly go about my business and make friends.  I have a group of Realtor friends that have all the top ranked websites in Vegas, Boca, Sarasota, Los Angeles, and other big places.  They send me referrals, too.

So don't ever go by the ones that come out of the woodwork and make promises.  They are often from Asia somewhere, or are just shysters that gather emails from websites and places like Active Rain.  They may even buy lists of Realtor emails.  I know our local BOA has several times released lists of all the Myrtle Beach agents...sometimes accidentally.  I'm sure they've been sold many times.

But SEO people who know what they are doing don't have to beg for business, I promise you.

And yes, it's great to get leads from many different places...mailouts, signs, magazine articles.  I wish the ones I worked for so long would have put more effort into that, to be honest.  Even now we are getting about 10 leads a day, but they would be getting 3 times that much if they would have done more than depending on me to squeeze every internet lead I could get.

I'm glad some people actually GET IT.  :-)

I do reprint in my blogs articles that I have written for the local newspaper.  Searches for some terms will bring up my blogs, my website, and sometimes the newspaper, with a direct link to my article, but I haven't done a very good job of concentrating on SEO.

Another reason for blogging regularly here is that you "meet" some great people, learn a lot from their blogs and their comments on yours, and if you blog enough, you will wind up a featured agent on AR and featured neighbor on localism for your city (You will see me at the top of the page at both localism and AR if you search for Fair Oaks, California). 

This impresses clients, but they also need to be impressed when they read what you write, so don't forget content.  That's where BB shines!  I wouldn't dream of missing one of your posts!  Thank you once again, Broker Bryant.

Thanks for more great tips, Broker Bryant.  You really have this down to a science.  I have another blog on blogger.com and copy my AR articles over to there.  You are very efficient to do all that in two hours....I like it...get the work done and then read and comment...that is the fun and really educational part!

Broker Bryant:  Thanks for the great info--Like you, I'm no expert but, I do know that all of these sites DO pull you up in the rankings and feel that the more exposure, the better!  Katerina is teaching me more about the keywords and I'm still falling back on my website exposure--you DO have to keep it up weekly, that's for sure!!  I also have a Point2 site which is where I get the most Google juice (second only to AR) from all of my sites.  Unfortunately, I'm spending FAR more than 2 hours per week on the websites and my tan is FADING fast!!

My primary website and my non AR blog have owned page 1 positions on Google for lots of frequently searched keywords.

I pay a great SEO guy to keep me there and he's worth every penny.

You methods are actually simple, straight forward and honest.  I think that is what google likes these days...just writing useful information for your buyers and sellers without trying to keyword stuff, things like that.
