What is Target Marketing? I like to refer to it as laser surgery. While many Realtors, before building their referral business, try Farming as a way to generate buyers and sellers, I have found that most will use geographic and neighborhood Farming as a first resort. The are lot's of Farming ideas out there to be utilized.

Did you know that public records (varies from county to county) offer some great ways of building prospects using the data in a different manner?  We all know you can search and Farm for empty nesters, move-up and move-down buyers, renters and most likely to list properties. Non-owner versus Owner-Occupied etc.  What you may not know are all the ways public records can be searched to get you the most results, with the least amount of cost or time invested.  Target Marketing!

Some examples of Target Marketing might include:Brad Andersohn - Pumpkin Photo

  • Investors (multiple property owners)
  • 1031 Exchange Candidates (investors)
  • The For Sale By Owner
  • The City (planning commission or permits dept)
  • REO Properties (Data Available)
  • Relocation Companies
  • Active Rain Real Estate Investors
  • The Local CPA or Tax Accountant
  • Transfers By Deed Type (Affidavit, Interspousal, Quitclaim etc)
  • Search by Land-Use Code (99 Different ones in my County)
  • Nearby College Properties
  • $1,000,000 Property Farm
  • The "Rich and Famous" Farm
  • The "Moving Sale" or "Garage Sale" Farm (check your local listings)
  • The Cemetary Farm (Homes Adjacent to Cemetary)
  • Statistical Farming (using demographics and analysis data)
  • Zoning Codes Farm
  • Interest Rate Type & Loan Type etc

plus many other options are available in different market areas.

This post is just to get you to think outside the box.  What other ways might data be available to you?  How about your MLS, the Internet, Your Local Paper, Online Database Managers, other official records from the assessor and recorders office etc?

Of course once your business is established, you will no longer need to farm, most your business should come from referrals or sphere at that point.  Target marketing is probably one of the least utilized, most over-looked forms of increasing business.  For the most part, many realtors and lenders don't even know this data is available to them.

Check with your local Title Company and see what they can provide you as a "Target Marketing Farm".  My advice is to find one or two niches that work well for you, "follow your passions", and be relentless in your efforts.  If you want the worm, don't just be the early bird, dig even deeper, then you can be the bird that gets to sleep in once in awhile!

Great post.  I'd take exception to 1 statement--I think you should always budget and plan for a farming component to your business.  Why?  It becomes that solid foundation for continued growth of your business.  If you research the top producing agents in almost every area they utilize a farm of some sort at a very high level.

My team has a geographic farm of 360 households.  Last year we capture 13% of the resales as listings we were able to sell.  The generated nearly $80,000 in gross income to the business.  This year the goal is to inch our % of listing up to 20%.  With the recent trending in this area that should generate $120K in gross income.  We budget 10% of gross for marketing (we have trouble spending this much) but that allows for a "touch" to my farm from the team about every 3 weeks. 

The listing calls this spring have been huge.  Incidentally, we don't live in this area.  There are at least 5 agents who do, and yet we've been able to build our market share year after year.

This stuff works!

Stefan - The cemetary farm was asked of me by an agent that felt the "niche" was untapped. They noticed people living in the homes adjacent to the cemetary, but none had any for sale signs. The husband and wife team actually end up representing both ends as a dual agent and get the full 6% commission on around 10 properties per year. (AVERAGE).

Great point Kaushik, that is exactly why I posted this target marketing blog. Many of these options are free or very in expensive to market. Only 3 ways to buy or sell a home, in person, using mail, or the telephone. We now have ways to market that require less money, less time, and less effort depending on the niche you choose. Marisa, what target market are you after. I believe your mailing pieces should be targeted to your targets. It all depends on what niche or target market you are after. For example, if you were trying to convert a target renter into an owner, I would consider a piece like this. This shows what you pay in rent and why you should consider owning vs renting. Tracie, you are right, in fact the Post Office offers a variety of money saving ways to reach your clients. Zip plus four, carrier route, barcode, cass certified etc. You should always check with your local post office to see what requirements need to be met, or how to qualify for additional savings when doing a mail marketing campaign. Otherwise, it can get very expensive! Great comment, thanks!!

So what are you going to do if you are targeting Senior Buyers and as we all know...we get older and we leave this world....is this an example of your business just dying off?

I think farming is important in all phases of your career.  Sure sphere and referrals are great but you must feed your database to keep it healthy!

Sorry Jeff, bad choice of wording on my part, good eye on your part, of course you still need to farm, I guess the word farming seems like a word or term experienced and long time agents don't use. Working the referrals, the spheres, the past clients is still farming, you're exactly right! I will add however, that before we die off, (as you so put it) (big smile) I would consider having built my database so well (with referrals), that I could sell it to another agent, as I aged toward the retirement years. Building a database with referrals is pricelss. The purchaser would have to agree to pay me a referral fee out of my database of referrals. Hmmmm...now that might be the better way to look forward to those "Golden Years!" Dying off is not an option of target markting or even farming! Thanks for your comment, they're always welcomed. :-)

May best target market is the investor markets. If you invest, you can walk the walk and talk the talk with these people. If they have never purchase rental property your an asset. They will continue to buy using your skill and experience for years to come.  I have an investor who has in the last 8 years purchase 11 properties.

Frank - Thanks for sharing. In my area, I use a product owned by FATCO called Metroscan. It allows me to pull up all investors in my County. It shows only property owners who own at least 6 properties minimum. A great farming tool for agents that are looking for investors. I agree, you have to be a student before you can be a teacher. Wayne - There's nothing wrong with farming your geographic community, just target your list down in that area. In other words, if trying to get listings in that specific area, you don't want to send letters or cards to someone who just bought recently. Or, for buyers, you might want to isolate just the renters in the area. And for investors, maybe just the owners of properties that are rentals and the owners live out of County or State. This saves you time and money. Good luck to you in your prospecting efforts. Always here if you need any support or ideas.
