As far as hurricanes and dealing with prospective investors' fears of them when considering a purchase in Southwest Florida, I give them the following facts:
The fact is that from 1960 to 2004, no hurricanes hit the Fort Myers area. That's not to say that we are safe from a hit. Charlie gave us quite a punch in 2004. But, we are talking about odds and the odds of of being hit are far greater on the East Coast of Florida, in Dade and Broward Counties. It is definite that Hurricanes go in cycles, active periods and not so active periods. There have been studies about the odds of a particular area being hit by a hurricane and I read the the results of one study published in the March issue of American Scientist. That study indicated that the chances of any particular Gulf location being hit by a Category 4 or Category 5 hurricane in any given year is around 0.3 percent. The local new shows today are filled with concern over Ike, heading west today towards Florida, and I think the chances of a major hurricane hitting New England is way less than here. But, the idea of living through long cold winters makes the relatively simple storm preparation and protection of our home worth the effort.
