When Hiring Agents Experienced or a Newbie???

Experienced vs. Newbie

It seems logical to say that we should hire an experienced agent when listing or selling your home. 

But if no one hires the new agent, how does the agent get experience? So I pose a different view...

When you interview an agent and ask the question about how long they have been licensed or how long they have been an agent you might want to dig a little deeper.

Ask questions like...

  1. What kind of problems have you encountered in your real estate career?
  2. How did you solve these problems?
  3. Does your broker pay for advertising?
  4. Do you have education opportunities within your office?

Now I'm not about to tell you that in most cases experience doesn't trump a newbie.  But I am going to tell you a little about some of the new agents I've hired over the past 10 years.  First of all I do not hire an agent to work at my firm unless they want to be a full time/full service agent.  Next, all new hires in my office have strict oversight by me, their broker.  And lastly I'm not just a broker in name only.  I'm in my office 6 or 7 days every week.  I'm very hands on.  I review all documents.  I know what my agents have listed.  The firm has a marketing plan that agents can of course go above and beyond, but it's quite adequate alone.

What should you look for when hiring an agent?

  • Eagerness to prove themselves
  • Patience
  • Technology skills/Internet savvy
  • Organized presentation of solid and diverse marketing plan
  • They affiliated with a "working" broker
  • They are a people person

 

I have some fantastic experienced agents in my office.  Some have been listing and selling homes since I was a todler and I've learned a lot from them.  I also have some new - eager, smart, resourceful agents in my office that I've seen do a fantastic job in just a short period of time.

One more thing I want to point out...

Say you have an illness and you go to a doctor... would you want the old school experienced way to cure your illness or the doctor who just finished his internship at a wonderful cutting edge teaching hospital with a better/faster cure.

Again I am not knocking experience, it's a great teacher.  But at the same time I know some agents who've been doing a bad job for a LONG time.  They've been out there not learning anything and making the same mistakes time and time again.

So I suggest when hiring an agent you look for the skill set to help you in selling or buying, not just for someone who has had a license for a LONG time.

Tammy- I agree experience doesn't always give you better results.  I work for a nationally recognized company and am constantly learning through classes, seminars, seminars and more seminars... I recently had a seller choose another agent based on the experience at hand.  I wished him luck and 7 months later...the house had not sold.  I am not assuming I would have gotten the house sold, however, I was very eager, optimistic and would have jumped through hoops to market his home and try everything I had learned (recently).  This other agent probably had 30 listings she was trying to sell...so, you never know.

Lillie- girl when are you gonna start posting to your blog.  How can I come and give you comments....  I'm glad it helped.  In my office we have a great mix of oldies but goodies and new and eager agents.

Tina- I'm sorry you lost the listing because of that.  My post came as it also happened to one of the newer agents in my office.  One who is hungry, eager and very knowledgeable.  But you are right... sometimes when an agent has a ton of stuff listed... your house can kinda get lost in the shuffle.  You might want to add that to your presentation next time.  I think I'll suggest that to my agent.

Great Post. I have recently been looking at the young professionals who understand Technology and who are committed to our Brand. There are a lot of seasoned professionals who have not kept up to changes in the industry. I have also been one to take a newbie and mold them into a great practioner.

Richard- be careful with the molding.  Guidance is great.... but I know I wouldn't want to mold another me to walk around my office.

Hmmm interesting.. I just may want the new intern - because sometimes they do have the latest knowledge and the most innovative techniques and they  haven't been soured by cynicism.... by all the times it hasn't worked?...

Liz- sometimes I wish I worked some big place that had interns (LOL).  The last new agent I hired was a retired Air Traffic Controlller.  Talk about control issues.  But he's a VERY quick study.  And I really hadn't even considered the not being jaded by being burned so many times line of thinking.  That's a great additional reason to hire a newbie.

I have great results with may new agents, they are very motivated to prove they can do a good job.  They have a willingness to learn and they usually bring technology ideas to the table...  I'm a hands on Broker in a small community and everyone pitches in to help each other out.  brand new is ok if the personality fits the office and commitment is there with the willingness to improve...  Someone has to give them a start...  Diane

Sometimes when interviewing a brand new agent they will ask the following question right off and  with vigor:

  "Well...What do you have to offer me? How high is my split gonna be?"

I immediately respond with... "You know....... the question really is  what do you have to offer us?What is your particular area of expertise.  How's your negotiating prowess?    Are you familiar with the 8 new changes in the one to 4 Family earnest money contract?

Usually by the time I get through with this line of questions they get this pale wide eyed , "deer in the headlight" look.  And then if they really want to talk ...we get down to business.

Seems I am going to have to rethink what I've said here.  I was talking about a client hiring an agent... but somehow it gravitated to a broker hiring an agent, maybe I need to write that post as well.

Erica- That's true.

Diane- I got my start in the front office as the secretary.

Trey- I don't bend my commission split for anyone that doesn't bring something serious to the table. The one time I did... she brought a builder and 35 years experience.
