First I would like to say, I am excited about where we are! We are in the right place at the right time. The market is in the process of bottoming out. Their are some great buys and its just going to get better! I promise! Save all the cash you can as it will be king soon!   We had over 700 Lis Pendens Filed in March, The jump in Lis Pendens is leaning heavily towards Non- Homesteaded Properties, I think that is Good, if the Homesteaded number rose with the Non- Homesteaded, that would show the fundamentals of the market are off, The rise in foreclosures are the speculators getting flushed from the market, once the Lis Pendens go down, that's a tipping point.
  --> Not trying to scare anyone here but, I have seen some people of recent who would have saved some money had they done research prior to writing a check, I had a pool put in, I took the bid from the guy with the least amount of complaints and lawsuits, I paid a little more but my pool is finished. That's better than some can say
  1. With the market down there are some great buys right now, there are also so people preying on that perception as well
  2. From the beginning we promoted safe, responsible investing
  3. please do not assume that we at the SWFL REIA do diligence on each member its not possible
  4. You should be doing your own due diligence before writing anyone a check
  5. Now this does not necessarily mean that someone is a crook if they are on the list but at least start asking some serious questions if they are.
