Darth Vader....is that you?

By

With all the REO...Bank Owned...Bank Repo'd homes....whatever you want to call them.  Is there a politically correct  or acceptable phrase for these homes anyways?  At anyrate....WE'VE GOT BUYER'S NOW...yeppie!  Maybe some of you can relate....it is quite extreme

Now one of two things is going to happen to you...This is part 1...

You  find your client the PERFECT house and call the listing agent before submitting your offer...as it instructs on the MLS...you get a VOICEMAIL and you leave your cheery message regarding your WELL QUALIFIED buyer who's offering $20K above asking price...you call again after waiting a day....YOU STILL GET A VOICEMAIL, still quite cheery you leave another message asking status on the property...clients breath at neck...you decide to fax or email the offer to listing office anyways ...gotta get this one in...remember your clients LOVE IT...and you call to confirm receipt...this time you say a little prayer before you place the call just  hoping a live voice will answer the phone...heck you'd settle for a heavy breather at this point...Darth Vader ("welcome to the dark side") even...but NO...ANOTHER STINKING VOICE MAIL....this time you lip sync the outgoing message with the answering machine and  just say "DITTO" and hang up!

Now the next day...you call  early...maybe even call from the parking lot of the listing agents office, because you are borderline postal here...SOMEONE ANSWERS THE PHONE...WHAT THE...."oh, yeah, we submitted all offers on that one 2 days ago"....WHEN YOU CALLED THE FIRST TIME!...your thinking...IF YOU WOULD HAVE JUST PICKED UP THE FREAKING PHONE WHEN I CALLED...  Now your sitting in front of the listing agents office trying to figure out, when you should call your clients and tell them their PERFECT  house that they LOVE...is NOT going to be  theirs...well unless you have a pyscho Daisy May who will check the MLS EVERYDAY to see if HER HOUSE fell out of escrow and is back on market....and will call you the minute she see's it and wonders why you didn't know about it.  I LOVE REAL ESTATE!

This is a fiction account of some of the horror stories I have heard when a "live" person (me) answers the phone everytime they call.

Paula Willhite & Associates Real Estate Team...a premier REO broker in Northern California will take GREAT care of you...and YES we do answer the phone, reply to emails and return phone calls should you get our email (we have to take lunch you know).  Enjoy your week!

There's some serious ethical issues going on there that could and probably should be brought up with the listing agent's broker and even maybe the local ethics board...

Yeah these are horror stories I hear...never happened to me...but thought I would put a little satire out there...just to loosen up...I work with REO's all the time and I always make time for buyer agents it's just good business.

DeWana, I'm one of those that answer the phone everytime also and I know it is so frustrating when you don't get a call back or they call you three days later and say "Sorry, was busy" 3 DAYS? Oh, now you go me going. I had one call me back 4 weeks later and ask if I had my question answered, uh nooo, that was 4 weeks ago and you never called or answered your phone. Welcome to the rain and I have to say, great first post! (1-2)
